What I would like to do is put you on an automatic email that sends you emails each day there are new listings in the area's that you are looking at. I have a couple of buyers that I am doing this for and love it! Some have been on this system for 6 months or longer, so don't worry about taking your time. This begins to give them an idea of prices and homes available in the area. I can also send you websites to look at to find testing scores for each county and a specific school in that county. It's a great tool!

Hi Tina,
Sounds like we need to get you SETTLED in Nashville. My family and I moved here 6 years ago from Denver and we love it! I, like you, didn't know where we were going to live either. My advice is to make sure you have a realtor that not only listens to your wants and needs of what you want in a home, but what kind of neighborhood you want to live in.
So now I'll move on to what may be to area that fit your needs. With your husband working in Centennial and you working in Brentwood. I would suggest two areas or cities, Bellevue and what we call Brentioch - Brentwood/Antioch area. (Keep in mind though, that there are several inbetween areas that I can recommend, but for length of reading I can indulge you with those later.) I chose these as a starting point because it gives you great access to the Interstates, Old Hickory Blvd, Harding Pike (Highway 100). Roads that you may already be familiar with. Not only that but it gives you good schools with great yards. With kids myself, I know how important that is.
Some neighborhoods are a new subdivision called Indian Creek in Brentwood/Antioch. I love the community and yards of Boone Trace and my favorite in Bellevue is the new Riverwalk on the Harpeth subdivision. It has a beautiful "aquatic center" and breathtaking walking trails.

Assuming you are wanting to stay in the Nashville area, Old Hickory Lake is surrounded by several lake homes in different cities. Unfortunately, for the price you are wanting to stay in it will be unlikely to find something on the lake. It may be feasible to find something in Old Hickory that would have a lake view in that price. I do know of one home in Old Hickory that does have a lake view. The neighborhood is ok, but my definition of ok and your's may be two different things. Depending on the area you are looking at, your options change in the $300-350,000 and expand in the $350-400,000.

The Villages is a great location and growing. I agree with Chas that it depends on your credit score and debt to income ratio. First thing is to focus on the sale of your home, that's enough on your mind. Next, get with a good lender. I have a few I can recommend. The Lender will be able to tell you exactly what programs you qualify for before or after the sale of your home.
