Hello! I'm a full-time Realtor with Dauphin Realty, in beautiful Fairhope, Alabama. I have over 30 years experience buying and selling all types of real estate: vacant lots, land, brand-new homes, Gulf Coast resort condominiums, and foreclosure properties. I've been President and Board Member of a Condominum Association and a consultant to small businesses and real estate companies on internet marketing strategies.

In my experience, the "short" answer is no. Dealing with a short sales is a lot like playing poker. You have to be calm and steady (patient to the extreme) and know your hand.

Just be sure you made your offer as simple and attractive to the bank as possible, since there are frequently multiple offers with all kinds of terms and conditions. The most straight-forward offer may not be the highest offer, but allows for a quicker transaction close once accepted.

Many properties are sold before they even hit MLS. If it's a really good buy in a great neighborhood, real estate agents will be showing it to their buyers within hours of hearing about it.

As noted by the previous answers, you will be well-served by getting hooked up with a real estate agent who will be your eyes and ears. They can alert you about new listings, and even preview the properties to be sure they are suitable for your needs.

Also, it's essential to get pre-approved for your financing, so you'll be ready to make an offer as soon as you find the house you want.

It is quite common for builders to employ in-house real estate agents to sell their homes. It is also common for small builders to have a real estate license or have a close relative in the real estate business. While Alabama Real Estate law does require disclosure of relationships, you did not mention why you were dissatisfied. Do you feel you did not get a fair deal?

It is a great time to buy in this area. Prices are low and Baldwin County is growing. I'm sure, if you've been here in he last few years, that you'll agree the area has a lot to offer, and Sailboat Bay is in an outstanding location for boating of any kind!
