Congratulations for the choice! I love Delray Beach. Also you gathered some great answers bellow. I would like to add in regards to the foreclosures that there are bank owned properties ( usually great deals) and pre-foreclosures/short sales ( that can take a long time to close ). Also, most of the times, a foreclosed property will need some type of work/TLC. In this great buyer's market you can also find great deals from motivated owners.
I am currently working with a foreign investor that was pre-approved for a 70% loan to value. So depending on your case you might be approved for as low as 30% down payment.

I understand how you feel facing the current buyer's market. How is your home compared to the other homes available in the neighborhood? Does it show like a model? What about the comparable sold properties? Is your home competitively priced? What are the placed that you have being advertising your property? How long has it taken for the comparable homes to sell? Did they sell in similar prices?
If your home shows like a model and is priced right it should have a good number of showings and if so, you should ask for feedback. Talk it over with your agent, discuss the marketing, staging and pricing strategy together and ask your agent if he or she feel capable of getting you a deal and in how long.

Yes, it is located approx. 3 blocks south of Atlantic, and around 7 to 8 blocks west of Federal Hwy. As mentioned bellow it is still under construction and they have models available to be shown.

It is natural for your agent to feel uncomfortable with the situation you've described, as if you were to want to buy that property, it could lead to a commission dispute between your realtor and the listing agent.
But, in order to avoid any future disputes, you might just call your agent before making any appointments.
