About Me
I have been a Real Estate Agent in Virginia Beach, Virginia for 3 years in the past. I have been a Real Estate Investor for the last 5 years without being a Licensed Real Estate Agent. I know a lot about buying and selling homes, stopping foreclosures in a non-judicial foreclosure state, forbearance agreements, reinstating loans, short sales, dealing with the Loss Mitigation Department at Mortgage Companies/Banks, equity sharing, contracts for deeds, dealing with people in financial harships as well as people living the good-life.

I have invested in Residential (Single Family, Townhomes, and Condos), Multi-Family, and Commercial Properties. I know about Hard Money Loans, Bridge Loans, and how to work with Mortgage Lenders and can apply my knowledge to helping others with normal and creative financing.

I am a believer in holding Open Houses and creating flyers and other marketing tools to help sell homes. As an Investor, I have sold many of the homes, that I rehabbed, by myself, without the help of Real Estate Agents. When the market got tough, I enlisted the help of Real Estate agents.

I go out and view homes in the Jupiter, Palm Beach Gardens, Juno Beach, and Tequesta areas to become familiar with Inventory in order to help Buyers find what they are looking for in the least amount of time.

I am attentive, usually on time, and diligent. I return phone calls and listen to what people want. I used to be an ace computer programmer working on real-time applications and can handle tough and complex situations. I pay attention to the smallest of details.

I am Internet Savvy and am well versed in creating SQL Searches into the Multiple Listing Service (MLS) for customers looking to buy homes. I have signed up with the House Values/Just Listed Company, Point 2 Agent, and now Trulia to find new customers to help and when time permits, I will be fully integrated with most of the Real Estate Internet Sites!

I am honest. I am a member of The Board of Realtors (I am governed by a Strict Code of Ethics), and I am Licensed to sell real estate in Florida (governed by the State). I do not like to sugar-coat things. I am happiest when I have made a customer happy in achieving what they want or need.

I am currently relocating BACK to Florida and have been practicing Real Estate Sales and Rentals in Jupiter, Palm Beach Gardens, Juno Beach, and Tequesta since March 2007. My office is located RIGHT NEXT TO MY PHONE!

I believe in building Relationships where Clients trust me and want me to help them. I do not want to restrict Buyers with a Buyer's Brokerage Agreement, and my only request from my Buyer Clients is to honor that I am in business as a Real Estate Sales Agent and that I am only paid on commissions and that I only get commissions once the Buyer is happy and has obtained what they were looking for. I request from my Seller Clients a full understanding of what the market is doing and to respect the market such that if they want to sell their home (in this market) that they have to be in front of the negative curve and to be in front of the curve with the nicest home.

Hi Mary,

You have selected a Great Place for a 2nd Home!!!

The fact that you are soliciting help on the Internet shows me that you are Internet Savvy!

The best place to start:

Have a Computer/Internet Savvy Real Estate Agent email Listings, of properties that fit your search criteria, to your current location so that you can get information about these properties.

Once you have received the Emailed Listings, and have done your homework , and have culled out the properties you would like to see, call that Agent and supply him/her with the MLS Numbers and Addresses of the properties that you are interested in viewing.

The rest is selecting the property to buy from those you have viewed.

I used to be a Computer Programmer and have written many SQL Queries into Large Databases, such as the MLS's Database.

and then you are asking about a 2 Bedroom with Den,,,,

Hi Dominique,

I have access to the MLS. And I am a Realtor in Florida.

If you are doing a Forensic Check on the prices, I would be happy to help you with the research. It would be like doing a retroactive CMA

There will be a cost. And it will take a lot of time, depending on what you were looking for.

You would have to be there with me for a couple of hours at the beginning, defining all the parameters, for example, where is downtown by streets, the size of the condos in square feet that have 3 bedrooms that are in question, new Condos or existing Condos, how you would like the report to look like (ie: price per square foot in 1st quarter, 2nd, and so forth).

A major problem is, New Home Sales AND Builder's Incentives and Subsidies are usually not recorded on the MLS!!!

And to worsen the problem, New Homes' Purchase Prices that are recorded in the Land Records at the Court House do not include the Builder's Incentives and Closing Cost Assistance, and other Subsidies offered to the Buyers.

In some areas of the United States, the Real Estate Agents have to enter subsidies paid for by the Seller/Builder into the MLS. To date, I haven't seen that as a requirement in Florida.

There is a lot of smoke and mirrors in the numbers that are recorded! And if Builder's were Unscrupulous, they could hide a lot of information (such as more and more Incentives being paid to new home buyers) and put the tax burden on the new home buyers (keeping the prices high and giving more and more to the new home buyers), as well as Drive Up Prices, or keep prices Inflated (in a changing from Seller's Market to Buyer's Market), when actually, they were selling properties for less, or better equiped properties for less (if you keep the sales price the same and give more, ie, $15,000 upgrades for free if you buy today).

You could do a lot of the work yourself utilizing Palm Beach County's Property Appraiser's Public Access System and the other online Government web sites. You can go to the Land Records Section at the Court House as well.

Might I ask why you are asking for this information?

Hi Kristi,

If the "realtor" is a "Realtor" as in the National Association of Realtors, then he is governed by a Code of Ethics.

In the 2007 Version of the Code of Ethics, there is a section that states:

• Standard of Practice 1-6
REALTORS® shall submit offers and counter-offers objectively and as
quickly as possible. (Adopted 1/93, Amended 1/95)

Well then, that sounds pretty straight forward.

What happens if the Owner directs his/her Realtor to hold Offers until there are at least 2 Offers?

Now that is a really good question. Does anybody know the answer to that question?

And what happens if the Owner is presented the Offer and the Owner doesn't want to repond to the Offer until there is a 2nd Offer? Or if the Owner doesn't want to have Contingent Offers presented? Or if the Owner doesn't want Offers presented until after a certain amount of time has passed?

These are all very good questions! I believe that the key is in the Disclosures.
