I was born and raised in Pittsburgh, PA. Attended Nursing School at Shadyside Hospital School of Nursing then transfered to Community College and was in the first graduating class for their Nursing Program. I worked at Montefiore Hospital for 1 yr and followed my brother to Florida in 1983.
I practiced Nursing for 17 years (and still hold an active license) when my brother told me to try property management. Having attained top closing ratio and top # of leases for the entire company for all 4 quarters, I was hooked! I LOVE Real Estate! After 7 years of Property Management, my former boss actually called me and told me to get my Real Estate License. I did...and got my first listing less than 2 weeks after starting with Prudential. I sold that home in 30 days, while others in the neighborhood never sold.
I live in Rainberry Lake, a fabulous private boating community in Delray Beach with my 2 children.

Hi Amy,
Still waiting? Sorry to hear. I got a short sale for a buyer done and closed in 60 days, but that was by me calling the bank myself, almost daily...but I got more flies with honey.
I have heard of others waiting 4-6 months for a response. It should not take that long. Banks KNOW their bottom line. Yes they are busy, and perhaps overwhelmed, but they are not willing to hire, or take the time to train more employees to help them lose money. They could be waiting for a better offer with better conditions to come in. Has the seller met all the requirements of the bank?
Has your agent been in touch with the Sellers realtor, or perhaps the bank herself?
I am working with a buyer now, who gave up on his short sale with another realtor after 60 days for lack of communication and we just submitted another offer yesterday elsewhere. Good Luck to you! Hi Amy,
Your realtor should help you to find a qualified inspector to do a complete home inspection. You and your agent should both attend and get all the facts. Your realtor should negotiate any outstanding issues and necessary repairs should be comleted, be sure to get a termite inspection too. Next is the appraisal. Your bank will set this up. The home should appraise in value for the bank to give the final word on the approval...of course underwriting is the final approval. Title searches need to be completed as well. I live and specialize in Delray Beach. Rainberry Lake is a GREAT place to live. Delray Beach is an amazing city w/ a trendy downtown featuring outdoor cafes, fabulous dining, entertainment and culture. The beach is awesome too!
You also may want to consider West Boca as well, not far from Sunshine Meadows, which is west and nice too...but I am partial to Delray

Generally, residents maintain their homes nicely. Look for tropical landscaping with palm trees and lots of greenery with splashes of color. Some homeowners associations maintain this for you, while others are do it yourself. There are a lot of barrel tile roofs, similar to meditarrean design.
