""In the early stages of looking for my first house, I admit to some anxiety. I knew that I was a novice. It was a time of year when I knew that I would be busy with my work. On top of this, I was skeptical of finding a good deal in the post-hurricane housing market of Pensacola. Fortunately, Toby Moore insisted on helping me find a house and on being my agent through closing procedures. Toby exemplifies Christian principles; his professionalism and trustworthiness in business set me at ease. In the beginning of my search, Toby carefully kept to my initial (slightly low) statement of price range. He sent complete lists of houses for sale within my stated parameters and was flexible in helping me to see the houses in which I was interested. This is nuts..... For days now my email keeps chiming that someone else is over analyzing this question. There is no graph, formula, or report that will cause any educated buyer to make a decision to by or not.

If there are 10,000 listings in your local MLS, although 95% of the homes are probably overpriced, there will ALWAYS be a few sellers, with good equity, that need to sell, or a few agents that don’t know what they are doing that underprice a home greatly. Those are the deals you can purchase that will still be below market value even if the market drops 3.475689446 % (or whatever NAR or HUD estimates tomorrow) over the next year. - Sat Apr 26 2008, 08:30
The answer would depend on 2 major factors, Where you are looking to buy, and how long do you plan to stay. Here in Pensacola, Fl., I do not recommend anyone buy unless they will live there for at least 3 years. I don't bevieve our market value will decrease much more, but the turn-around will be a slow increase of equity. - Tue Apr 22 2008, 10:13

I lived in N.O. for over 20 years. We all knew the city would flood oneday, it was just a matter of when. Most of N.O. is below sea level so I would be very concerned buying in N.O. east, Chalmette, or toward the river. My best bet for your dollar and peace of mind would be Metairie, east of the 17 St. canal. Also, go online and look at the crime rate areas.....again, you'll feel safer in Metairie. - Tue Apr 22 2008, 10:32

Unfortunatley, based on your info, there are agents out there (sometimes I feel a high percentage) that are not prepared to handle all the facets of a homes sale. As a Realtor, I, as well as most people, have faced personal issues while in real estate transactions and that cannot be commented on since we don't know the individual's circumstances. However, you should never let someone represent you in a real estate transaction that does not know all the legalities and forms required for a smooth transaction.
