It sounds as though you may be a FSBO.

Holding an Open House event on Satruday or Sunday afternoon, can't hurt. Signage is important. Be sure to have directional signage at every corner. The more signs the better. A survey of all my Open House attendees indicates that 100% of them came because of the signs. (Regardless of how many ads or how much I spend on media advertising) Be sure to have take one flyers with information, price and photos of your home in an outside take one container.

The days of Open Houses in Jacksonville generating huge numbers of lookers ended a couple years ago. Three to six different individuals or groups is a very successful open house in today's market

Remember to be safe and let a close neighbor or someone know what you are doing and when. Be cautious.

Holiday weekends have never produced a strong turn out for any of my open houses. If you're going to be home anyway, it won't hurt to put your signs out for a couple of hours. Anything that may generate traffic to your listing can't hurt. I put my signs out early, even the day before, and have a sign in the yard of the home with the day and time for the event.

The time of the event may not be convenient for all. Your signage and flyer will succeed in getting informaiton about your listing to the public. Your objective is getting your home noticed by more sets of eyes.

If your zip code is correct, you wont' have the benefit of a high traffic area such as the beach or a river park to attract buyers. Plan on normal weekend traffic.

I do a good many open houses. Our more successful Open Houses are in the late afternoon between the hours of 2PM to 5PM. This gives looker's the chance to stop in at one more home after most of the other Open Houses have ended at 3PM or 4PM.

I hope this information is helpful. If you decide to do an open house this weekend and it is not successful, don;t give up. Try another the next weekend that is convenient for you.

Northeast Floirda has a slightly cooler climate than Central & South Florida.

There is an International Airport in Jacksonville and a smaller airport in St. Augustine that services commuter flights to many cities.

Here is what the U of F Bergstrom Center for Real Estate Studies had to say on the issue of Rental apartments in Florida after the first Quarter of 08.

"After declining through 2007, the occupancy outlook for market rent apartments has turned upward very slightly, with a majority of respondents expecting positive change. While expected occupancy of apartments targeted for condo conversion is slightly negative, it also has reversed its late 2007 decline, showing a very small improvement. Expectations for rental rate growth in apartments, already below the rate of inflation, edged slightly more negative from the third and fourth quarters of 2007. The outlook for investment in market rent apartments remains positive and slightly improved from fourth quarter of 2007. The investment outlook for apartments targeted for condo conversion is more pessimistic, extending its downward drift into a third quarter. "

Those of us with rental housing units are finding it more difficult to find qualified tenants and are experiencing longer vacancy periods.

As several have mentioned, there are a lot of positive factors for Jacksonville in the upcoming months and years that should have a positive impact on the local Real Estate market

The navy is bringing 3 squadrons to Jacksonville.

Officials with Mitsui O.S.K. Lines, Ltd., (MOL) a Tokyo-based logistics and ocean transportation company, signed a 30-year lease agreement with JAXPORT.

The new agreement will create more than 1,800 new private sector port jobs in Jacksonville, while supporting operations in trucking, distribution and related services could generate a total of 5,600 direct and indirect local jobs and $870 million in economic impact beginning late Summer 2008

Oct. 18, 2007 -- JAXPORT and Mayor John Peyton announced the signing of an initial agreement with Hanjin Shipping Co., Ltd. to develop a $360 million container terminal in Jacksonville.

The listing I see for the address you indicate is the last selling price for the home. If you want the home listed you will need to go in and manually add it to Trulia. At the bottom of this page under partners in red it written " submit your listings". You can add all your listings for free. - Tue Jul 1 2008, 17:48

It appears that you listing was supplied by a link from your Keller Williams Broker. If you change the price on your MLS and with your broker it should update. Trulia indicates that it can take up to 36 hours to post changes. - Tue Jul 1 2008, 05:44
