Since I live in Halifax Plantation I thought that I'd comment on your question. The HOA appears to be doing OK. Our monthly fee is $40 (Phase II) and has not gone up for a couple of years. As a matter of fact it was $30 when I moved here (2003) ans has only gone up twice in that period. In the maintained areas of Halifax the fee is $146 but that covers insurance, lawn care, shrub trimming, mulching, painting, etc. Like other areas we have seen some property devaluation. There have been some short sales and REO's but not many. Of the 35 homes that have sold so far this year there were two short sales and two REO's. There are currently 60 homes for sale with some excellent deals available starting as low as $134,900. The golf course is in good shape and fun to play. As a matter of fact, if we don't get rain today I'll be on the 1st tee at 12:00 noon. The Plantation-run realty office did close this year but that was mainly due to the slow market in new construction. The resale market has held up pretty well as the number of homes sold indicates.
