The Multiple Listing Service(s) publish the commission offered by the seller, generally it is 6 percent, sometimes less sometimes more. The listing agent gets half of this, which he or she then has to share with his or her broker on an agreed upon percentage. The selling agent does the same. So it gets split four ways typically. If the selling agent also brings the buyer, there may be some negotiating room between you and the listing agent.

Typically the listing agent has expense incurred in advertising and other methods of making your home available for sale, and the selling agent has similar expenses in bringing the buyer. So when your house is for sale for, say $300,000, at a 6% commission, don't assume that your listing agent is getting $18,000 for doing very little. Typically it will be a lot less than that, and the agent has to work fairly hard, especially in this market, to get the offers to come in.

Kelli - I heard that Congress just passed a new law eliminating 100% financing for most people, now you will have to come up with 3% of your own money, unless you go FHA or VA, but I think these are included too, I have not yet seen the provisions of the bill, but you might want to check with a good lender about this. Call Tenley Stephens of Suntrust 770-393-3200, she works in our office, Prudential Georgia Realty at Perimeter North Office, and Tenley should be able to assist you.

Holly - there are some great townhome developments in your price range in Buckhead, Brookhaven, Dunwoody AND Sandy Springs. I have lived in Dunwoody 25 years and work all four areas all the time (17 years experience.) My office is in Dunwoody.. Better schools are in Sandy Springs and Dunwoody
