About Me
I am a native Atlantan and have lived in the city for over 38 years. I have been a Realtor for 6 years and a broker for the last 2 years. I focus my efforts on selling homes inside the perimeter with a particular focus on Inman Park, The Old Fourth Ward, Candler Park, Kirkwood, Oakhurst, Edgewood, East Lake, East Atlanta, Cabbagetown, Reynoldstown, and Virginia Highlands. It sounds like a big area, but really only runs from downtown Atlanta eastward to I-285.

I work with both buyers and sellers as well as investors.

Emory Area

Brent Garrison answered:
Click the link below to see what is available with at least 2 beds and 2 baths in the Emory area between $160k and $180k. There are about 17 properties to review, some better than others. I prefer the townhomes because they have better resale potential and a bit more privacy.

There are many great intown neighborhoods with tudor and bungalow style houses that are ready to be fixed up. Grant park, Inman park, Candler park, Old Fourth ward, Edgewood, Kirkwood, Oakhurst, Virginia Highland, Morningside to name a few. What will determine which neighborhood you choose to look in will be determined by what you consider a reasonable price and how many beds, baths, parking, size of yard, and how much you would like to put into the house to make it right for you. In Virginia Highland and Morningside you should expect to pay no less than $350k for a small home that needs many updates. In Grant Park and Ormewood Park you should expect to pay closer to $240k for the same house. while you may be able to find the same type house in Edgewood and Kirkwood for $175k.

Schools obviously play into this senario and if you want a neighborhood that you can walk to restaurants, bars, shopping, etc. If you post a few more details about what you want, I am sure this group can steer you in the right direction. If you would like to work with an agent to track down the right house, I would be happy to help. 404-392-7368 - Thu May 29 2008, 07:55
Brent Garrison answered:
I live in old fourth ward and it is up and coming and by far the best of the three you asked about. Lakewood and Pittsburgh are still rough around the edges and largely rental communities with tons of foreclosures, abandoned, and borded up houses.

Old fourth ward, on the other hand, has had about six new restaurants open in the last year, new development all over, and a large chunk of the very low income housing, Bedford Pines, is planned to be redeveloped as a medical center. Old fourth ward is on its way to being a spectacular area to live and work in.. You may contact me directly if you would like more information or to take a car ride through all of these areas with me. 404-392-7368. - Tue May 27 2008, 04:49
