"In December 2005, I found myself, because of personal circumstances, forced to sell my home of 11 years. Hi Amy, I Live and work as a realtor here in Woodstock. We are in a great area.
The 1st question I have is do you have an idea of what your current home is worth? If not, I would be happy to help you with that. Let me know and I’ll send you recent solds in your community. You do have some options to think about. You can rent your current home out and wait for the market to improve then sell.
You are correct, it has become much more difficult to get financing now. You have a great credit score on your side. You need to speak with a lender but the FHA with down payment assistance might be just what you’re looking for. You can ask for up to 6 % down payment assistance. Feel free to go to my blog

The area has a lot of foreclosures right now. I have been selling a lot of them. (great deals) Something to keep in mind is the foreclosure property may need work. Are you prepared for that? Hi Dave, Have you asked your buyers agent ? Schools are a huge factor when buying a new home. There are certain things you need to look at. 1. How is the community maintained? Does it have an home owners association? 2. Communities go through different phases. Incline, stable, decline. Where does this community fall? Comps. How have the prices been effected by the market. 3. Location. What is being built around the area? 4. Schools. Schools play a big part in resale value.
As far as inside city limits, check to see how much more your taxes are. Most times you pay both county and city taxes.
Ask the agent that is representing. In the event you don't have an agent to look out for your best interest, call me. It doesn't cost you as a buyer anything to have representation in Georgia.

Hi Tao, Good question. I'm asked that a lot. We can get an idea of how long a home has been on the market by looking at the listing number. I pay close attention to listing numbers in my area. I have listings of my own and know when I entered mine so I can kind of gauge the time frame. Hope that helps. What do you like best about Woodstock, GA and why?

I moved to Woodstock in 1994 when my husband and I bought a new house in Towne Lake. We have been here ever since. I love the people! There is a wonderful sense of community. We have everything here. We don't have to leave our area for anything and with the price of gas continuing to increase thats a huge plus!
