I had a buyer that was looking at a home in this neighborhood a few weeks ago. It was a two story foreclosure with a finished basement (the only 2 story in the neighborhood currently for sale). It needed some TLC, but was priced pretty good at $134,900. It was actually one that they keep on their list for awhile, but decided on another home. This home was really large and had a lot of usually space and a great lot. Of the other homes on the market in that neighborhood, there are 4 split levels and 1 Ranch (the other foreclosure). Hi Tao, Brookstone is a very large community. Considering the size of the community, 44 is probably not that large of number. I know that is probably not to comfortable to hear, but as Melissa mentioned below Brookstone covers many different communities. I would say that homes in Brookstone hold their value better than other communities in the area. You do have to take into consideration that there are still a lot of foreclosure homes on the market right now so that is bringing down the value of homes right now, but we all hope we will see that turn around soon, and I would think that Brookstone would probably be one of the first in the area to see home values start to go back up. Of course, Brookstone is not your only choice. I would be happy to assist in finding a neighborhood that you will feel comfortable with. I think all the answers below are great. To simply put it. 1) Price it right! Price gets them to the house. 2) Curb appeal gets them in the door. If they don't like the house from the outside they may just drive on by especially if they have a lot of homes to look at that day. 3) Last but not least, condition. The condition is important. Your home needs to stand out from all the rest of the homes on the market so the buyers stops looking once they get to your home and says this is the one I want. - Thu May 8 2008, 10:16
One thing that I would suggest is asking if the retention pond is a temporary retention pond or if it is permanent. If the subdivision is still under construction, there is a good chance that the retention pond is only temp and will be removed once the subdivision is complete (this is something that is done often in Paulding county). This would be a question that I would have your buyer’s agent inquire about. If you don't have a buyer's agent, I would suggest that you hire one to represent you through this transaction. If the retention pond is temp, I would suggest having it written in the contract that the retention pond is to be removed once the subdivision is complete.
