Lauren, while I wouldn't be the right person to help you find your home as I work primarily in north Atlanta, I do have some bank owned new construction homes that may fit your needs, most priced at or under $150K. My sellers are offering $10K in closing costs and/or down payment assistance on these new homes. Take a look at the listings from my website (go to "All my Listings" button)...at http://www.jane-oconnor.com. Best of luck in your home/Realtor search--make sure you get a Buyer's Agent who will work for you! - Sat Jun 7 2008, 11:47

What is the best way to market homes to out of state clients?

Jane O'Connor, ABR answered:
Luis, the best way to market properties across the country is by using a Realtor who is a member of Leading Real Estate Companies of the World or another relocation network. Over fifty percent of my personal business comes from relocations into and out of Atlanta--most of these connections come through third party networks including my own brokerage firm. It's really the most expedient way to tap into those buyers who are looking to move or purchase in Atlanta area. Feel free to contact me if you need more information on incoming buyers. Good luck! - Fri May 2 2008, 14:36

I didn't respond to your original question, but I can say easily that the majority of home buyers in our area prefer traditional architecture over contemporary...and in this market with so many choices, unless a buyer is completely "neutral" on opinion of architectural style and/or the contemporary was an incredible buy, I believe most buyers will choose to go with the traditional. Hope this helps you! - Thu May 1 2008, 09:13

Tracy, welcome to our area! There are so many choices available for buyers now that it can become overwhelming...especially for a relocation.

As everyone else has said, there are fine neighborhoods throughout Alpharetta, Roswell, John's Creek and elsewhere--so your first step should be to carefully look over the school districts and scores...in order to narrow your focus. Then , if your husband is working here already, have him make the drive to/from the areas of interest during rush-hour to evaluate tolerance to the commute. There are many two-lane feeder roads that get quite backed up during the evening drive home, especially from the Norcross area into John's Creek/Alpharetta. I recommend making the "potential" drive to every one of my relocation clients--it really helps, so that when you make your first home-buying visit you can visit areas that are just right for your family and work preferences.

You're in a terrific position as buyers coming into Atlanta--you'll have a great number of choices even when you narrow it down to a specific radius from work. I've relocated my family multiple times with my husband's career and have helped many other relocations find the perfect home...I know how stressful it can be, and how valuable a focused buyer's agent is to help make an easy transition. Take a peek at my website to learn more about being a buyer in Georgia, school scores and information listings, and other valuable relocation tips! I'd also be happy to send you my relocation packet with the latest school guide, maps and other area information to help you get started. Best of luck to you! --Jane O'Connor, ABR - Sun Apr 20 2008, 07:26
