Now is a great time to purchase. Maybe the market will go down however maybe it will go up. To be honest our market has not suffered as much as some other parts of the nation. In fact in some neighborhoods, homes are selling for as much as 95% or more of list price. More and more sellers are pricing their homes correctly for the market. - Mon Jul 14 2008, 10:09
Wish I knew. All I can say is there are some great buys now and with rates so good I cant imagine why someone would want to take a chance and wait. It would be nice to know when or if we have hit the bottom. Both Tascha and I think once the election is over things will get better however that is just our opinion.

Every situation is different for both seller and buyer. Maybe the seller is/was losing money and unable to write a check at closing. There are so many factors that it could be. We still see some homes selling close to list. We just had a deal where the sellers family had some serious health issues (high bills) and could just not afford to come down much on the price. It may not be the seller does not want to sell, they may not be able to afford to lose money.
It sounds like you are using an agent. This will help with negotiating and having things done correctly.
Sometimes things are just not meant to be. It will probably work out best for you. Also, all markets are local, even down to the neighborhood. So even though we are in a buyers market it sounds like if homes are going for 95% of list, this is still a desirable neighborhood. Again, every situation is unique.

If that is a concern of yours it may be wise to contact the police department for the neighborhood(s) you are considering. This way you know for sure. Atlanta is like any other city, some neighborhoods will be safer than others. - Wed Jun 25 2008, 10:56
It is all negotiable however very common, especially in higher priced homes, to ask for one. A retreat bond is really not as useful as the repair/retreat bond however some buyers may agree to a seller providing a current termite free letter along with transferring the existing repair bond, at sellers expense.
