Townhome Upgrade - Crown Molding?

The question you need to ask yourself first is "Will this upgrade be worth it just to bring me and my family personal enjoyment and fulfillment over the next 12-16 months?". If the answer to that question is yes, then by all means do it.

A whole lot could happen in the next year to year and a half. New administration, probably a half dozen changes to prime, we will see what affect the ALpharetta new home construction slow down will have on the market, and so on. I would hate to comment on what some fancy pieces of wood nailed to the walls will have on the value of your home in that time.

Having said that, you need to know that your home sells as a package. Will the crown molding add to the overall look of the house, or is it out of place? Do the other upgrades compliment it? When you go to sell the home, will you stage the home in order to get the most out of your crown molding?

When you go to sell, be sure to slap an extra coat of paint on the crown molding to make it stick out. And while you have that can of paint out, slap an extra coat of paint on the baseboards too.

I have found that the automated tools for finding value are not too good. There is still no replacement for someone doing an indepth analysis.

For Dekalb County: https://dklbweb.dekalbga.org/TaxAssessor/ and JC is in Fulton, so Fulton's should work.

You should check the county web site and do a search in the real estate records or tax records.
For fulton county it is http://www.fultonassessor.org and for forsyth it is http://resolution.forsythco.com/default.asp

Now Shakti, the tax records will give you decent information, I would also speak to an agent that has mls access to be able to check those listings. The listing will hold the following info that will help you determine the circumstances of the sale. Days on Market, Original List Price, Dates of Price Reductions, Seller Consessions, and interior photos which would give an indication of condition. - Thu May 8 2008, 12:03

The 2008 GAR Contract for home purchase has changed. The wording regarding walking away from the agreement due to financing has changed. If you are using that Purchase contract, and have questions about it, you should consult with a real estate attorney if you have concerns about getting your E/M back if you have to walk away for that reason. - Thu May 8 2008, 14:31
