It seems that there is a little confusion about Duffy and what we do, how we work, etc. We are more than happy to answer them.
Mike, you were asking for stats on Rhonda Duffy with Duffy Realty. Over the last 7 years, we have listed over 10,000 properties, and we have sold over 8,000. With regards to Duffy "double ending" on the sale, I can assume you are wondering the ratio of solds with and without an agent representing the buyer.
In the spring and summer, around 3 out of every 10 offers that come in come from buyer that is not represented by an agent. In the fall and winter it is around 4 out of every 10 offers that come from an unrepresented buyer. We attribute the difference to a lot of agents being part time agents and have other full time jobs and children in school and such that they divert their attention to these areas in the fall and winter, however, buyers are still buying during that time as we all know.
My name is Tiffany Schrader, and I am the Customer Support Manager at Duffy Realty. If the "boycotting" and "steering" were true, then how does Rhonda Duffy have 94 properties that are currently under contract, and of the 94 properties, 70 of them have a selling agent on the deal? Doesn't really make much sense does it?
We also wanted to take it a step further with agents definitely showing our properties. Below I have included a link to the lockbox reads from January 1st of this year through around June 1st. There were OVER 15,000 showings. That means that another agent had to access the lockbox to get the key, it recorded the information, and it's out there to see. That doesn't even include showings where the sellers met the agent's at the door, properties that do not have a lockbox, or where a combination lockbox was used. We also post all of our solds out on our site. They not only show the property that was sold, it also includes the price, and if there was a buyer agent on the deal or not.
I personally have been here through around 8,000 listings, and around 6,000 solds.
Agents for years have always used the "fear" tactic of "as long as you are listed with Company ABC you won't sell, however, come list with me over here at Company DEF and we have the magical fairy dust to get you sold." It really doesn't matter who you are listed with. What matters is having the marketing and exposure for your buyer to find you, then haveing the experience in representation to know that your equity is protected.
We have also proven that we are legit. I really don't like the term flat fee or discounter, when in actuality we are a hybrid. We are full service, we are just not full price. In fact, we have a 6% program for sellers that wish to choose that route. It offers the same 70 points of marketing, the same experience and expertise throughout the process just a different pay plan. It is all about giving consumers the option of what they would like to pay when it comes to selling their property.
Nym & Keith - To answer how we make a profit without charging the full 6-7% on all listings is volume. That is also how we are also able to offer more marketing, it makes it easier because of the volume. If we only listed 10-15 properties a week it would make it very difficult to hold our market share and make a profit. Just like when other agents list properties and negotiate the offers so do we. Rhonda and her partners are here 365 days a year until 6 pm negotiating offers. They on average negotiating around 40 offers per week right now. In the past it was around 50-70 per week. It makes them extremely proficient because that is all they do in there is negotiate offers.
Ken - We actually have all three of the characteristics that sellers look for in an agency. We do offer more marketing and exposure than any other agent or company out there, again because of the volume we are able to. We offer the experience, again because of the volume and that we have experts partnered with Rhonda during every step of the process, and we do not charge full price. We by far are not the cheapest that is out there, others are cheaper, they also do not provide all that we provide either. We also do have a 6% program, with the same marketing, the same experience, just a different pay plan for the seller.
