There are a few things to consider in purchasing. First, is the mortgage... if you are looking to purchase something oceanfront, financing is going to be very difficult to obtain. There are currently only 1 or 2 lenders who can do financing on these types of properties which are called Condotel. Also, these lenders have a short list of "approved" units. So, this kinda limits the options on where you would be able to purchase. However, if you purchase a property on a golf course in Myrtle Beach, you would be able to get your typical financing.
Second, there is HOA fees. Something on the ocean normally has a higher HOA fee which can eat up most of your rental income. I recently sold an oceanfront 3BR lockout unit where the monthly HOA was over $1,200 per month! A lot of this money is going to a higher insurance premium on the building.
Another thing to look at is the management fees...as you stated, this will eat up a lot of your income. Most oceanfront condos are around 50% some are a little bit lower, but until you add in the other fees it basically comes to about 50%.
If your parents are looking to use this property for the winter months, they may prefer a little bit more space which you normally receive in a property not on the ocean. One thing for sure is that there is definitely a lot of properties available for purchase right now.
