Good morning.

I saw your question on Trulia Voices about your home on Ratchford way.

This morning, I ran comps, figured out what price I would offer it at, etc. I see that as one of the biggest problems for you. The prices have gone down slightly in the area, and I believe it is currently listed over value.

How long is too long? It all depends on how long you want it to be on the market. My first thought would be price. The saying goes, "At the right price, the house will always sell".

Also, is it listed with a Real Estate Agent? If not, that is another reason.

Good afternoon!
The market in the 29229 area is just like everywhere else, it is taking a bit of time to sell houses, but those priced accordingly to the market are moving at normal rates. Of course, price and condition is everything in this market.

Builders are less likely to negotiate with a buyer directly without representation due to the fact they know they have you. As said below, a buyers agent is not paid by the buyer, you pay nothing for the service of a buyers agent. We are trained in negotiating techniques, and that is what purchasing a new home is all about...negotiation!
