Hi Blue,
Each agent will have a different take on the various builders and communities based on their experiences with them. I've sold some Centex townhomes to and for friends and currently live in a Centex product...I also used to live in a home built by Standard Pacific. My friend bought one Centex home, sold it, and bought another Centex home, so she liked the product they had in her price range and location. I did show homes to a person considering a purchase in Twin Lakes and she decided against it due to the commute she would have to NCSU from there; however, it's a great location if you're heading to the RTP area.
As Mike mentioned, all agents represent the sellers of real estate in NC until we have reached a verbal or written agreement with a buyer about representation, so for the most part, you're not going to hear too many negatives from agents here...otherwise, what may be one person's opinion could be construed as an anti-trust violation if it's not worded correctly and no one wants to incur any penalties for that. Here's a link that will give you info about the types of agency that are available to consumers so that you can decide which type of agency is best for you as you research builders and neighborhoods:

If you truly want informed feedback, opinions, and guidance in your purchase, then working with a buyer's agent would be your best bet to make sure your interests are protected. You can also try posting conversation threads on places like city-data.com where you may get replies from folks who live in those areas (agents aren't supposed to use that particular site to get potential leads, according to that site's guidelines, so that may help as well).
If you're curious about market data in those areas, the average list to sale price ratio, appreciation rates, feedback on builders, or other market information, I would be glad to find out what I can for you if you decide that you would like a buyer's agent (verbal buyer's agency is OK in NC until you get ready to submit an offer). Enjoy the rest of your weekend!
