About Me
I am a licensed Broker in VA, an associate at RE/MAX Peninsula. I specialize in helping people make their dreams come true through sound real estate investing. I am a Accredited Buyers Representative but only about 50% of my sales clients are buyers - 50% sellers. I like to keep that balance so I can stay on top of the market, seeing things through both sides of aisle-- keeps me fresh & current!! I also have a good Property Management business, specializing in residential management and rentals. I have been managing properties for over 17 years-- up to as many as 102 at one time!- and selling and marketing real estate for over 10 years. I work mostly by referral, treating my customers with such outstanding care, that they want to refer thier friends and family to me. That way, I get to work with great folks and don't have to spend any time cold-calling, door knocking or sending out junk mail like the average real estate agent.

I am a member of the National Association of Realtors, the Virginia Assoctioan of Realtors and the Virginia Peninsula Association of Realtors. I take the Realtor Code of Ethics very seriously- trust me, I have seen some doozies out there! Whew! I also take the professional aspect of my field very seriously too. I ask my clients, customers and co-brokers to hold me accountable-but I am my own hardest critic. I think people pay a lot of money for real estate services and they deserve top service, reliablity and constant care and contact. I hate salespeople who try to just get the "deal" done. I likie to give personal attention and therefore only work with a handful of buyers at one time.

In my spare time, I volunteer for several organizations including Save the Bay , HR Pride and the local SPCA, but my two main volunteer activites are Equality Virginia, where I serve as the volunteer captain on the Peninsula and Hampton Roads Business Outreach, where I am on the Executive Board of Directors. These two organizations are helping to make Hampton Roads and Virginia a better, and friendlier, place to live and I am so proud to be a part of those organizations.

I am not sure what you are asking for. Do you want a Buyer's agent? Someone who will work on your behalf: inspecting the property and the options and make sure you get the most value and make the best choices for resale? preparing the paperwork, negotiating the terms of the offer? overseeing inspections? moving the process from contract to closing, keeping an eye on the other side and advocating on your behalf when issues arise? coordinating your lender and insurance agent and making recommendations to top notch professionals? reminding you to order your utilities on and dealing with problems with the utility companies who don't have your address on the grid? reviewing your final documents, accompany you to closing , and THEN do something questionably unethical and probably illegal in VA (loan fraud) by giving you money back at closing?

Why I. too, am suprised!

If you are talking about listing your new construction, then I would understand why no takers- I would spend one percent in the first two weeks on marketing. For the pleasure of saying I had a new lisitng, its not worth the negative income.

You might try a google search. I hear there are online brokers who will in fact, take a commission, provide you with a contracut and act as a processing agent for you- all for about 1%. You really don't need an agent's help on new construction, after all, do you?

I am not tryng to be mean- just rying to let you know that our job is not about driving people around looking at house. Good luck - I hope you do well.

Your Realtor can do a rental CMA through the MLS, though this only pulls data from those properties listed with a real estate agency. I would also call the city/counties to see if they have data, At the very least, they can tell you what Section 8 is allowing for rentals in the particular city/county. - Thu Apr 24 2008, 03:33

Many local lenders have fantastic loan programs especially for physicians- Suntrust is one I know of directly. These programs make an allowance for high student loan debt, low DP and anticipated future earnings.

Let me know if you would like a name of a good loan officer who specializes in mortages for physicians. I would be glad to help.

There are actually different ways to measure square footage. (measure each room from the inside or the whole house from the outside walls?; include floor area with a minimum of 7 foot ceiling height or the total floor area, including rooms in the eaves? , etc). The method that an appraiser uses is probably the best standard.

My question back to you is, "why is pinpoint accuracy so important?" Is it to be able to compare past sales on a price- per- square- foot basis? If so, there is no way to know, let alone guarantee, that the comps were listed or measured accurately or used the same method for measuring that you want to. Is it for your use that a certain house meet a minimum square footage requirement? Some clients will say to me - I do not want anything under such & such square footage and they are not worried about resale- rather how thier stuff is going to fit in the house. I say to that, take a look at the house-- many homes that are larger will feel smaller due to the floor plan and vice versa. If it is for estimating construction or remodeling costs, let the contractor meaure him/;her self. They have a different stardard of measurement than anybody else. I am sure you seller will let you come in and measure the house prior to making an offer. That way- you can do it anyway you like. - Sun Apr 20 2008, 08:54
