Depending on the amount of equity You have in it, then You most certainly can. If you have not done so already, I would encourage you to contact Mid Atlantic Federal Credit Union for they have the most aggressive rates I have come across as well as minimal fees & they are a true pleasure to work with. That is a great question! Thanks for asking it! It sounds like You are very familiar with the Kentlands community. Kentlands is comprised of quite a few builders, some who are still around building & others who are not. Regarding condos, I would suggest that You look at the "2 over 2's" which are the townhouse style condos. They are larger than most of the garden condos & they are in great locations in the Kentlands as opposed to some of the garden condos that are more on the outskirts so you do not easily get all of the benefits of the Kentlands as if You were closer in. Regarding the townhouses, if You are referring to which builder, I would highly suggest purchasing a Mitchell & Best Home. They are a small local builder who has been in our area for quite sometime & they have built quality & award winning homes throughout their entire existence. They are only in select communities & their homes are wonderful. If You are inquiring about location, whether the hill district. lakelands (still really part of Kentlands), Kentlands Upper, Midtown, Gatehouse or some of the others, the answer would really be a preference. If You want the benefit of being in the middle of everything, they certainly Kentlands or Kentlands midtown & even possibly part of the lakelands. If not, then it is more about where You find the home that you like the most & are comfortable with the price. Their are different size townhouses in some of the neighborhoods & certainly different price ranges. The I270 corridor which is Montgomery County MD, mostly Rockville, Gaithersburg, Germantown & Clarksburg has many IT companies as well as many companies like Lockhead Martin that have large IT departments. As well as having NIH & many other Government institutions here, there are a plethora of IT jobs, especially since that is a specialized field. Regarding housing prices, there are certainly quite a large amount of options that You will find in the 300K-400K price range. Everything upto 4 bedroom almost new homes or new condominiums. Most of the buyers & sellers I work with are in your same price range & in the same areas that I am mentioning & they are finding homes that are exceeding their expectations. If You were working with me, I would tell You to write the offer & depending on the price range & suply & demand, to write it even lower. Almost all banks are willing to pay 3% in closing help from my experience & they all know that an offer is going to come in a bit below what they are asking. When You list with true real estate professional who provides full service You get a numerous amount of benefits. First off, You get professional marketing which is key in this market, You get a quality CMA to ensure YOu price your home correctly to allow for it to sell for the most money possible. YOu get someone getting You feedback from the showings that occur so that You know what the buyers are saying about your house. You also get skileld contract negotiation & great representation. A good real estate agent will put more money in your pocket than they will charge You for your home will sell faster which means less mortgage payments & will sell for more than if you go at it alone or with a company that simply enters your home into the mls & walks away.
