Hi Cherie

It is taking homes around 100 days on average to sell currently in Ashburn. This will vary depending on the price range and neighborhood. I am going to spare you the details of telling you that it must be priced well, marketed well, and show well. Assuming that it meets these criteria and does not sell in the next few months I would possibly consider re-listing it with another agent. Every agent has lost listings, even the best of us, and some times it just takes a different angle.

The truth is that there is no science to foreclosures. I have seen the bank take the highest offer and I have seem them reject higher offers because of the fear a home won't appraise. It can be terribly frustrating.

The most important thing to a bank is sometimes not a really high offer. Banks like large down payments, quick closings, and little to no contingencies. They do not like the risk of you backing out of the deal and they have to list it again. - Mon Jun 2 2008, 12:19

Hi Holly

This is a great question that many ask. Because you have a ratified deal contingent upon the third party you are not free to place a contract on another property during this time unless you are planning to purchase both. Depending on how your Realtor wrote the contract, you may be able to get out of the current contract and write on the new home if that is your goal.

This is the great frustration with short sales. Because they take sooooo long many times to hear back many people get tired of waiting and begin looking at other homes. Good luck. - Mon Jun 2 2008, 11:53

This is a tough question and it really depends on what type of home you are looking for. However, since I don't know I give you a couple of my favorites. For community living, lots of designs, and location I would choose Brambleton. If you are looking for a single family community with a little more lot size (which is hard to find in Ashburn) I would say Cameron Chase. - Mon Feb 11 2008, 08:37
