About Me
Being a Realtor has allowed me to use both my enjoyment in marketing and my experience in negotiation. Both of these are extremely important in selling and buying a home. Marketing allows me to showcase your home to as many potential buyers as possible, utilizing creative advertising as well as top of the line internet advertising.
When a contract does come in, my job is to see that what the buyers are proposing will benefit you as well as get us to closing. Something missed can be the difference between closing a deal and the buyers walking away.
When working with the buyers, I guide my clients through the contract explaining what each article means to them, and the different ways to proceed.

"My name is Kate and I have known James Hill for a little over a year now. He helped us upgrade to our 'new' house this past summer. I'm a single mom with a 4-year-old. At the time when I was working with James, I had a demanding job, and a tight budget, and a tighter schedule. I knew that I had to move to a place with more space and a yard for my son. One evening last April, I was walking in a friend's neighborhood and saw a sign for a cape cod for sale- James was the realtor. When we first spoke on the phone and I explained my situation and desire to upgrade from the townhouse, I immediately knew three things: 1. James is a very good listener, (and he pays attention to details) 2. he is easy to communicate with, and 3. he is reasonable (he has perspective). Through the house hunting process, my personal life took a few unexpected turns, and for a while the search was called off. I never felt any pressure though. James was very patient and understanding, and simply said, "I hope everything works out for you, and if you ever need anything do not hesitate to call me." A month went by, and everything worked out and soon after I called him, we were searching for houses again.James was incredibly thorough in his search. He spoke honestly about the reality of installing central air, electrical upgrades, everything. He showed me comps in each neighborhood and we talked about the negotiations. I had no clue that there are ways to "hide" how long a house had been on the market; James explained that he would dig further back in the history, and find that the house had been on the market for 4 months, and not sold. The owners took it off the market for a week, and then re-listed as though it was new to the housing market. That kind of information is incredibly helpful during a price negotiation. Before setting our asking price, James did all of the comps in my development. He knew that I needed the house to sell quickly, and for a certain price. We set the price just below others that had been on the market for months, but close to what others had sold for more recently. I had many showings, and found a buyer within 2 weeks. I did get my price that I needed. When I was preparing to put the house on the market, James was invaluable in suggestions for improvements, and he told me what would jump out to potential buyers; both good and bad. He was with me every step of the way, and even came to stage the house for showings. He was right alongside my parents and friends, moving furniture, hanging pictures, and discussing options for showing. The next day my house was listed, and the pictures were amazing. The webpage and flyers he had put together were so impressive; he had mentioned the location, the parking, the access to highways and shopping, restaurants... so many things that I had never thought of, as selling points beyond the actual house. Besides his extensive knowledge, James is incredibly dedicated. He puts in the long hours - we had phone calls that went well past midnight; He answered every phone call and email in record time. His patience never wavered, and he never, ever pushed for anything. One of the first things that he ever told me, was that he is simply a facilitator. He told me that his job was not to 'buy a house for me' or 'sell a house for me'. His job was to listen to what I wanted to do, and then help me make that happen. He absolutely did. I am now in the position where I am laid off from my job, and (may) have to move to Eastern Bucks County in a very short period of time. The first person that I contacted when everything got crazy again, was James. He came over, sat down with my fiancee and me, and talked for over 3 hours, just about our options. Let me tell you, he was well prepared. He was honest about how much I may lose on my house, having to sell again so quickly. He had all of the comps in our development. He discussed schools again, other areas we hadn't thought of (but may consider), and the current housing market in our area. We talked about the time frame we should expect to actually sell our place. Nothing is settled yet, but James is still with us every step of the way. I've recommended him to several of our friends. But better yet, he has become our friend. My fiancee, (who had not met James before this past February) liked and trusted James, and seriously values his input. When we're discussing our options and ideas, it always comes down to "Well, call James and see what he thinks." Overall, James is incredibly hardworking and dedicated to helping people achieve their goals for home ownership. He is honest and trustworthy, and has many valuable insights. "My husband and I had the pleasure of working with James last year when we were trying to sell our home in Worcester, PA. At the time, the market was just starting to shift and we were going through a job relocation. Although our employer provided their own realtor recommendations we were not satisfied and I "found" James on my own. This was not the first time my husband and I were selling a home so we knew the qualities we were looking for in "our" real estate agent: integrity, reliability, dependability and of course, a proven track record. James maintained open and agreed upon communication with us on the status of our showings, and we never had to chase him for feedback You will find that James advertises more than any other realtor. His website listings, are amazing!!! Selling a home can be an emotional or stressful period in one's life and James certainly took the pain out of the process. Our home sold in a reasonable amount of time at a price that we were pleased with. I cannot say enough good things about James. "Jim was my realtor for a home I sold in October 2007. I initially chose Jim over another potential realtor because he was very easy going and I thought we would get along well, he was very knowledgeable about the local area in which I was selling my house, and was very prepared and thorough with his presentation on how he was going to sell my home. Another thing that stood out about Jim was in his marketing of my home. He listed my home in some publications and websites that most other realtors did not (ie Craigs list) which definitely was a benefit in getting the word out about and generating interest in my house. Over the course of the 4 months it took to sell my house, working with Jim was a pleasure. Jim was very professional, knowledgeable, and easy to work with. Jim was always available to answer any questions I had throughout the process and was very attentive to my needs as the seller. He routinely gave me updates on how the showings were going or if there was any potential interest in my house. He also was very good with giving me adequate notice of when showings were scheduled. I felt that he was very aggressive in his marketing of my home and put alot of effort into making sure he was providing me with the best service. When it came down to when I got an offer, Jim provided an honest balanced assessment of the offer and was not looking out for himself....but instead wanted to make sure I was happy with the offer. Also, at the time I was traveling between PA and NC for my new job, so Jim went out of his way to do some things related to the sale of my home that I could not do because I was out of town. I think for the time being if you are looking at Pulte homes, specifically Longford crossing, you would do better buying new rather than resale. Resale at the moment can't really compete with the builders in the same development because they probably paid more then the builders are currently selling for and will lose if they try to compete. Longford Crossing isn't in Phoenixville, but has a Phoenixville mailing address. Big difference when looking at the demographics. If you need more help just ask! - Thu Jun 12 2008, 19:25

I am in my 4th year as an agent, which gives me a certain edge. I did not get into this field when the market was hot. I was on the tail end which allowed me to see what type of hard work was involved in selling homes. This allowed me to research marketing and what buyers are looking for.
