"We just welcomed home our second bundle of joy when my husband got it in his head that we needed more space (which meant a new house.) In order to accomplish this, we had to fix up and sell our current home, do the whole house-hunting bit and bid on our dream house. We called Andrew. He was very helpful in setting us up with a “stager” for our current home, as well as giving us advice as to what would help our house sell quickly (a one-year home warranty.) Andrew even helped us lay the tile in the bathroom we were re-doing. Needless to say, our home was under contract within two/three months over the holiday season and this was with 4 of our neighbors selling at the same time.
We must’ve looked at 20 new homes. Andrew was available whenever we needed him day-or night for showings. In doing the house-hunting, each one had something we could not live with, be it the distance to our current work places, the size of the backyard…something. Until one day-when we found “our new home.” It was awesome…less than 3 miles from “our old home” and sitting on a nice piece of land. 10 years young and in great condition, we had to bid. Our bid was accepted and we settled 3 months later. (Andrew even helped us with moving day.)
We have nothing but fond memories of our whole experience. In everything Andrew did, he was professional and timely and really made this as easy as it could be. My initial feeling of panic was quelled almost immediately when we felt we were in good hands with Andrew.

I can't imagine why you wouldn't want to buy now. The only reason I can make a case for not buying now is if you are planning on living in this home for 2 years or less. I have not be able to figure out why most people are looking at the purchase of a home as a short term investment. If the market does go down over the next year or two you won't be effected unless you plan on selling during this time. However if you look at it, like everyone should, as a long term investment you will be fine. Historically real estate prices in the U.S. have always appreciated over the long term. If buyers fail to realize that now is a good time to buy they may miss out on the opportunity to purchase when interest rates are low and the inventory is high. I would much rather purchase a home at 200,000 with a 6% interest rate now than I would purchase that same house next year for $190,000 at 6.75%. The low interest rates are much more of a dertemining factor of when to buy then the chance of prices going down anymore than they already have. I say stop looking short term and buy like most good investors do and look at it long term. Buy low and sell high is great in theory, but it hardly ever works because by the way you realize something has reached its lowest point it starts to go back up and you missed the boat. - Thu May 1 2008, 08:44

FHA loans are a good way to go right now but the government is scrutinizing the underwriting process of these loans very thoroughly. Your credit scores might hinder the rate that you can get slightly. Now for FHA you have to have 3% of your own money to put down. Is the 10k the money that you will also be using to pay closing costs? On a 200k condo in West Chester you closing costs are going to be in the neighborhood of $7,000. Your main closing costs will consist of the 1% transfer tax and the escrowing of taxes and reimbursement of taxes paid by the seller. These closing costs will vary depending on the township and condo development that you end up purchasing in. The rate that you will be able to qualify for will depend on which type of loan you are going to try and take out, it will vary from FHA to Conventional.
