any forclosures in Lancaster, Pa at zip code 17601?

Sadly YES there are foreclosures in Lancaster county in a variety of price ranges. As my fellow local realtors have mentioned, you can view them on line, as well as our Mls. You should really use an agent to navigate you thru the process and I would be happy to help with that You can reach me at 717-538-0627. I too would be curious why a foreclosure. They are not always cheaper, or pristine properties.

Any advice on rent to own properites in Elizabethtown?

Welcome to PA. Here are lots of rentals to be had all over the county, all types, but rent to own properties are a little harder to come by. Wolf Kline Property Management is a company I have used many times for clients , They run a great company and have really some of the nicest rentals in the area.You can check them out on the web. What neighborhoods are included in the Nitrauer area school district?

Hey Greg........
Nitrauer in an Elementary school in the Manheim Township School District of Lancaster County.They have an amazing Spanish imersion program, where students learn everything in Spanish, so they become completely bilingual as early as 3rd grade. It is located nearby some of the most beautiful neighborhoods in Lancaster county..homes ranging from $215,000 to $ 500,000 plus. Manheim Township enjoys a great reputation for excellence in education as well as dominant sports teams for the area. It is alos centrally located in the county for easy access to anywhere from Rt 30, 222 and 283. these will take you anywhere North, East/West, or to Harissburg.

Thanks for keeping in touch with us. Investing can be tricky and getting lots of advice is a great way to get started. Lancaster City offers MANY ivestment opportunites, as do all the outlying areas nearby our many colleges,( Millersville, F&M, Etown,) Since a property management company will be doing all the extra work for you, it will be easier for you to focus on a really great investment rather than convienance . A property management company should also be able to keep it occupied, preventing any vancancies. Again another plus for you..freeing you up to pick a property that is a profitable investment.

Regarding buying the property, we may be able to find you a deal with a builder on an already exsisting property, a frustrated seller who needs to move and can't till they sell, or someone who is selling off their investments to scale back. I'd be happy to send you listings on properties when you are ready.

Rob...a great idea, especially in this market where there are daily Email requests to realtors for people in need of rentals. As an investor I would ask you to decide if you wanted a property to generate a lot of income, that you might not keep for very long, or a property that produces not as high an income, but the property itself would appreciate greatly in value. I would inquiring about how much " property management" you would like to do. The answers to these changes the location of the places I would show you. For my money I would look into townhouses. The are generally an easy resale when you are ready, can net you income, and often have little work to be down by the landlord for tenats to move in. Tenant in these properties often stay a longer with little trouble.

Working with a dual agent - good idea or not?

Dual agency can workout for the buyer as well as the seller, because the agent with the MOST interest in getting the job done is the one working to make it happen. You should feel comfortable with this agent and that they have fully explained to you what it means to be a dual agent. Thye should be as staight forward about the arrangement as they are able, need the sellers permission, and it works best on uncomplicated transaction ( ie newer properties, new construction) - Mon Mar 17 2008, 11:09
