Kim - you are in good hands with the comments made by the prior Agents/ Realtors.
Most of the time if you have an agent representing your sale they will creat regular showing reports and comps over time in order to follow the market 'timing'.
When using a buyers agent remember that as a seller you want Top Dollar to sell and as a buyer you want a Good Deal Below Market - don't get confused anymore - Hire a Realtor to assist you best as a seller and as a buyer - that's the best advice I could give you...
Don't get caught up in the sales process WITHOUT a Realtor on your side. It is invaluable in this or ANY market... :)

Alicia - As a Certified Distressed Property Expert or CDPE I assist buers and sellers through the foreclosure, short sale process with the goal of helping both buyers and sellers understand how this process works.

You describe a Short Sale scenario but without a CDPE your seller/owner is not going to get very quick results and most of the time the deal will NOT work out due to buyers and/or sellers lack of knowledge on how to proceed, who to contact, what forms and documentation is needed.

For example when a Short Sale is negotiated submission of (usually) over 100 pages of documentation is needed in order to get the bank to 'sign off' on the short sale.

The bank is your scenario is quite within it's rights and pwers to order a BPO (Broker Price opinion) or PCR (Property Condition Repot) from a reputable REO/BPO agent, of which I am also experienced.

This Real Estate Market has caused undue stress and heartache on many homeowners,
As a Certified Distressed Property Expert I can give you the expertise necessary to save your credit, relieve the uncertainty and most of all, help your family.

I have a question for you: (If you are in financial distrees):
Have you thought of interviewing a CDPE Realtor?
We are just like normal Realtors but certified to assist with financial hardship and distressed home owners who do not know what questions to ask or where to go to get help...

If you are NOT in financial distress and just wanting to get some legal advice on your recent purchase then perhaps calling the Real Estate Hotline: 1-800-727-5345 to get legal advice from Brokers who are also Attorney's. They specialize in assisting buyers and sellers that may have a grievance or complaint in real estate contracts, sales, agreements etc...

They may be the avenue for your best advice... Hope that helps...

Vardah - You could go to the bank/lender who is taking care of the refi for you and ask them this question.
I am somewhat concerned that your lender DID not explain all the requirements for FHA.
Have you thought of just going Conventioanl Refi? It is much easier but the rates may not be as appealing or you would have to qualify the 'cost' of refinancing this way as opposed to FHA... I sincerely hope you call your lender! - Good luck and best wishes on yor financing.

As for your question about what a Buyer can do and when etc -
Here is what you can do:
Contact a Realtor with Certified Distressed Property Expertise to help you through the Short Sale buying process.
They CDPE Realtor can assist the homeowner/seller through the short sale process, help them avoid the dangers of foreclosure and save them alot of confusion during the process.
Please understnad that a homeowner in financial distress and hardship doesn't know where to turn, or at least that's my experience with assisting homeowners and buyers of distressed property. They are confused, hurt, not thinking clearly and can also be angry at the situation they may be facing - FORECLOSURE.
Buyers are wanting to get 'a good deal' but most do not know how to go about a short sale or buying an REO property form the bank and can easily get dis-heartend with the whole confusing process.
Let an expert help you AND the distressed seller... that's my advice... :) - Fri Apr 10 2009, 13:47
