Listing agents, allowing agents and their buyers to directly submit offers to the home seller..?

In New York State it is possible - "Unlikely", but possible - Usually the buyer's Realtor only, can ask the listing agent to be present when the offer is presented to the seller - If the offer is exceptionally low the listing agent may want the company... even if its just for support only - After the offer is made, the seller will usually discuss the matter in private with the listing agent - The rules may vary, but in Long Island and Queens, NY the Agent making the offer has this right, unless of-course there is a pre-hand written letter by the Seller that all offers are to be presented by the Listing agent - That is why I originally stated UNLIKELY, - Tue May 6 2008, 05:28

If long Island is your region of interest there are many wonderful towns within a 50 min train ride to NYC
choose North or South of Long Island and you can go as far East as Syosset in the North and Amytiville in the South - Your Price range is good and you will have lots of choices. If you have children you may want to check out the performance of the School Districts - Always, use a Realtor as your Buyer Agent - He/She, is in your corner.
