Certified International Property Specialist: I took on the challenge of acquiring this important designation because we are no longer local Realtors...our industry is now global. Our consumers need to feel as comfortable in our home as their own and by studying for the CIPS, I became education in the beliefs and customs of our worldwide neighbors. As a result, I created the Gladstone International Team. Between us, we speak English, Farsi, Spanish, Mandarin, Fugianese, Korean, Greek and Brooklynese.
Trans National Referral Certification: To acquire a TRC designation, you must first become a CIPS. This is the referral program used worldwide to further enhance our global presence.

Dear Gail, I am writing this letter to tell you how very much I appreciated working with you these past months while you sold my house. From the moment I met you, I knew that you were the right person for this task. You displayed a world of patience as you spent hours going over every detail of how you intended to market my house. I never doubted your capabilities to do an outstanding job for me. You were both positive and reassuring that things would go well. Here we are at the end of the line - mission accomplished. My house is sold , and at a better price than I had hoped for. You were always no more than a phone call or an email away. If I needed to speak with you, I heard back from you that very day. And when you could not be available, your trusted husband, Michael, was there to help. Gail, not only are you an outstanding realtor, you also displayed much insight and understanding for the feelings one goes through when selling "the old homestead". You magically turned every bump in the road into a smooth ride. I am now living in my new condo and am very pleased with how things worked out. While selling a house is quite a traumatic event, having you by my side helped to alleviate many worries. I would highly recommend you to anyone planning to sell their home. Many thanks and much appreciation for both your professionalism and your very caring friendship. Most sincerely, Judith Seidner

That has always been my understanding but to be sure, check with the lender before counting on it. - Yesterday, 14:47
Most people upgrade their homes for their own enjoyment. If the upgrades meet the personal taste of the buyer will determine how much value will come out of it. And this return on investment is tied into locality as well.
I typically advise my clients that the value of their house is based on a range set in their neighborhoods by closed sales going back only 3 months. The amount of updates may slide the value of their property to the upper limits, but updates are not valued by the appraisers.
Appraisals determine if the bank will give the buyer a mortgage or not. They are typically based on square footage, bathrooms, kitchens, lot size, fireplaces, skylights. Granite countertops don't count except for being at the upper part of the neighborhood range.
Did you enjoy living in your house with all the updates? That's what really counts. - Yesterday, 13:19
You would have to ask that particular Realtor the reason behind that; there could be a lot of reasons.
If it is new construction, pre-construction prices are usually lower and then go up as the house is built. Sometimes a house is priced as is and a seller does some major improvements...price should go up. - Yesterday, 11:13
