I highly agree with Elvis and Marc. When I pull listings for potential buyers..I never even look at what the commission would be for me. It does not matter to me if it is 2-3 or 3.5 % commission. My goal is to find homes for my buyer that closely meet all their criteria. I also agree that you should use that amount to spruce up your house if you have not already done so.
