I have lived in Cinnaminson for the last 25 years and have been selling homes in the Burlington and Camden counties areas as a Full-Time Real Estate Broker-Sales Associate with Weichert, Realtors in the Moorestown office for the last 19 years. selling AS IS

Hi Amy,

It might be helpful for you to read the Agreement of Sale that is currently used by all real estate offices in Burlington/Camden Counties. The paragraph concerning the Home Inspection is for very specific "major" items and does not get involved in any type of cosmetic issues or systems that are old but are currently still working. Send me your email address and I will forward this paragraph to you and hopefully you will have peace of mind. During your interview process, you can also request that the agent bring our Agreement of Sale in order for you to review. As part of the Burlington/Camden Assoc. of Realtors, we all used the exact same contract.

If you home is in good condition and you are not aware of any defects, I also agree that "as-is" is not the way to go. In our current market, buyers expect the house to be priced 20% to 30% lower than the rest of the neighborhood and will be come in with extremely low offers. Some buyers will be completely turned off and not view the property at all.

Hi Nicole,

I'm not sure exactly what your question is, are you curious as to the best time of the year to sell a home? If that is the question, I would say right now. Maple Grove is a community of mostly 4 bedroom colonials and I would guess that a family with children would be probable buyers for your home. Most families with children try to relocate over the summer before the new school year starts.

Since your purchase was just a year ago, it is difficult to say whether you will net any profit or be able to break even or possibly lose money. Your first step would be to have a Comparative Market Analysis done for your particular home. In order to get accurate data, you would want a Realtor to view your home. To just look at raw statistics will not be helpful for you since some of the homes in Maple Grove have had additions done, have been updated, or are in totally original condition. You really need to call a Realtor.

Is there a way to find comps in your area without a Realtor?

Hi Aem,

The MLS is only available to real estate agents who pay for the service, who pay to be licensed, insured, etc. I would agree with Gina that as a buyer you have nothing to lose by having a Realtor represent your best interest and could possibly lose money by going it alone.

Your next best option would be to stop by the local tax office and search through the tax records.

The above attorneys are all located in Camden County, are all very reputable and will assist you with your legal real estate concerns. Although a real estate office can prepare an Agreement of Sale, that is only allowed when the real estate office is a party to that Agreement of Sale. For example, if we had listed your property or if we had brought the buyer to you.
