A local Chatham or Millburn REALTOR can find out the days on the market and also if a home is a re-list for you in addition to plenty of other information, such as how much the home owner paid, reasonable comps, competition. Chatham and Millburn are very popular towns with top school systems. Millburn has an especially appealing NY train commute of 28 minutes.

I recommend that you work closely with an experienced REALTOR who can guide you and be sure you understand these towns and markets. Get creative with the give and takes.....for example: maybe the washer and dryer were excluded and can be used as negotiating chips...also closing dates, home owners warranty, etc. - Thu Jun 26 2008, 11:46
Michael, I always push for a counter, even if its minimal. Keep the negotiations going. I have had low offers come up quite a bit from their initial offer. Its just an initial offer and hopefully your sellers won't take it personally or get insulted. - Tue Jun 17 2008, 16:18

This is an unusual situation, but I don't think it violates any rules. The realtor probably thinks of you as more of a friend since you've known each other for a couple years. I had a reverse situaiton where a home seller asked me to borrow money. - Mon Jun 23 2008, 10:50

Hi Alun, I see you've done a good job on picking out two of the top towns. Schools are rated high, they both have town centers and train stations for NY commuters. Regarding home selections, there are many factors to consider. More bedrooms, bathrooms and garages will most likely increase the value, however I wouldn't discount a home with less. Think of this...the lot size, perhaps the home can be expanded at some point, perhaps a bathroom can be added, look at the street....busy or not...proximity to the train can be a big factor. I sell real estate in both those towns on a regular basis and would be happy to meet with you to discuss your needs. To Brochure Box ... Or Not To Brochure Box

I used them for a while, people just grab them, sometimes one for the whole family! Then you have to be sure that the box stays full. I have mixed feeling about it, like some said, if they grab the brochure and it has all the info, they don't need to call the realtor. After all, we do want them to call, make the contact. Guess you could have an abbreviated brochure in the box, but you'll still run into the problem where everyone is just grabbing them and you've got the challenge of keeping the box full.
