Are Sellers being reasonable?

Some are and some arent, what we are seeing is the ones that are and take our professional advice ( a major part of why they hire us) and price it right ..from the beginning...are selling in less than 90 days assuming no major interior or exterior defects such as main road, high tension wires, etc,
The ones that are not reasonable and feel they know better or that they want to "start high" and come down later end up chasing the market.
In a declining market you have to be in front of falling prices meaning you should price the house right about where it should sell, even slightly under to effect a quick sale or even over asking as result of a bidding war...YES THEY STILL HAPPEN!!

The Grande homes are smaller and on smaller lots than the average colts neck home. The average home is a 40 year old 2800 square foot ranch or colonial on a one acre property. The homes in the Grande were built in the mid 90s and offer more modern floorplans that the older homes dont. They have larger master baths and master walk in closets, more open floor plans, and higher basements. Also while the average home that i described above can range btwn 550-900K, the grande offers 4 models ranging from low to mid 400s to the 600K range. So you can be in Colts Neck at a lower price point but give up square footage and lot size but the homes are newer and usually require less money to be spent on improvements....

Two houses for sale on one street is not unusual and the high price range they are in has a longer time on the market than a couple of years ago.
One is a beautiful home but more of a Florida style, first floor master and stucco look, which is a bit of a tougher sell as alot of buyers are looking for tradtional homes in this area.
The other is another large home that is very nice and is pretty traditional for a larger Colts Neck home, but once again the market is a bit slower in the upper price ranges.
