Please feel free to contact me directly to discuss foreclosures and/or pre-foreclosures (short sales) in the areas you mentioned. I have had extensive training and experience in short sales and I am also an affiliate, real estate agent and member of HUD Foreclosed. Since pre-foreclosed and foreclosed homes are sometimes in distress, there is also a special loan program for purchasing foreclosures which enables you to also finance the repair costs at the same time.

Both towns mentioned have a lot of inventory at this time so you will definitely have a large selection to choose from. Taxes are relatively comparable so it's really a personal preference. Will you occupy one unit or strictly rent it? If you will occupy a unit then you must choose where you would prefer to live but if you are renting it out - they are in the same general area so it's just a matter of choice. Any reason you are limited to just Clifton and/or Passaic?

I'm assuming you hired a real estate attorney to handle the transaction prior to the deal not going through so what is your lawyer saying? What were the terms of your mortgage contingency? Was it removed at some point during attorney review? You really need to seek your lawyer's advice on this subject. As stated in other responses, we cannot give legal advice and we do not know the exact terms of your contract. Even your agent being privvy to all the terms should direct you to your lawyer.
