Yes, it is standard to pay 10% or 1 months rent as a commission for a rental in Connecticut. In most cases, this commission is paid by the seller. Agents work very hard with rentals as well as sales, showing all appropriate rentals (and the inventory is high now), negotiating, following up re lease, paperwork, walk through, etc.Agents spend hours working with clients on finding the most suitable rental....Not only is there time involved but please remember, in most cases, they are driving their clients around and that is an expense as well. Good agents earn every penny of ttheir commissions whether it be for a rental or a sale!

Hi Paul,
First of all, "too far a commute" really depends on what is your ideal commute timeand acceptable/non-acceptable commute time. If your business is located in northern Ridgefield closer to Danbury, then your commute will be that much longer....and, of course, it depends on where you would be living in Norwalk. West Norwalk would be your closest bet but it is more suburban. If you are thinking about the Sono area of Norwalk, it would be a bit of a twist and turn up to Ridgefield.
ALso, I would ask what is it that you like to do -- is it the ability to go out and find a great restaurant, people on the street, etc.?
I understand you will not know whether this relocation is a possibility for another two weeks but I would welcome the opportunity to talk with you directly so that I can understand more of the details of your dream town...thoughts on commuting, etc.
I also understand that your Realtor will need to work through relocation -- and that is fine. Normally, if you want to use a realtor, the relcoation companies are fine with that as long as they can come to an agreement with the broker.

The desirability of neighborhoods is totally subjective. What are your objectives? Closeness to train? to Westport? to a southern commute? to new canaan? Norwalk has so much to offer from it's lofts in Sono to its condos everywhere to more traditional homes with small or larger pieces of land. And, too, price is a consideration. True Modernist homes might be defined differently by different people so maybe you want to share some more details of what that means to you. There are modernist homes in Westport and a few of the neighboring towns. They come on now and again. Have you just been searching the internet or have you actually gone to some modernist homes that are not "true modernist houses" to you?
