Having the entrance on a side road gives you the advantage of having an address that will not be seen as being on a main road so that's an advantage as many buyers avoid "main St" addresses. However, a corner lot can usually mean more in taxes, more sidewalks (if they exist) to be responsible for.
So it has pluses and minuses. Ask for history from your agents as to what other homes in this area have sold for recently and ask for a copy of the field card to review the home's assesment and other information as recorded at town hall. This will help you determine if the home is priced correctly or where to start your offer. Condition and design of the home greatly affect home values but they can be upgraded over time. The one factor that a home owner can not change is location so you will have to use comps to determine what this home's value is to you. - Tue Apr 29 2008, 07:27

Yes, you can probably be a co-signer on the loan but have you discussed being on the deed? I would recommend you speak with your attorney regarding the best strategy for you.
Another option would be for them to explore different mortgage options with several banks and brokers. There are many programs targeted towards first time buyers or those with less money to put down such as FHA loans. Hi Matt,
From my understanding to determine "living space" the area must be above ground level. Which is why raised ranches show up well. However, towns tend to vary on some of issues as to how to record a finished lower level. I did have the town add a bedroom and bath (in my basement) to the number of rooms but it did not change living sq. ft. Basements are included in total square footage. If you want to see how your house shows up on town records go to http://visionappraisal.com/ and go to your town and put in your street address. It will show total sq. ft and living space..

Hi,
Due to our New England weather and the fact that most buyers value a garage for storage and protection of their car, I would recommend keeping at least one of the garages.

You could also talk to your builder to see if there is some way to repostition the garage such as building a new one either in front of your office addtion or as I did move them over . I added a family room where the one car garage was and added a 2 car garage.

I see you list Woodmont (which I assume you mean Milford) which is where I live also where your proximity to your neighbors can be as little as 5 feet so depending on the side and front yard one of these may be an option. Either you or your builder should be able to confirm your options and zoning regs at Town Hall. - Tue Apr 15 2008, 06:29

Hi,

Craigs List, Zillow offer you the forum to list your rental. However, if this is not something you have done before I would recommend you speak to a local Realtor who can also put your rental on the MLS as well as the aforementioned sites. The screening process, credit checks etc can take up quite a bit of your time and having someone who knows the laws and the process can be well worth the fee in the stress and time it saves you.
