Hi Alphaseller,

Put your property in MLS through one of the flat fee listing services for around $300. and forget about paying a Listing agent. Its a waste of your money.
Concentrate on paying the agent that brings you a buyer, the buyers agents, pay them and pay them well. Their who you need.
After you get an MLS number can get exposure on any and all the internet site. This will happen automatically fo most of the big sites such as Google, Zillow and this site.
Then place your property on the newspaper Internet sites for cheap money and you are well on your way.
I recommend http://www.owners.com or http://www.why6percent.com as good places to explore flat fee services.
