About Me
I have earned my experience by working with the best in the business, having spent part of my career thus far administering sales and marketing for the one of the principals of Prudential Unlimited Realty, John Maxfield. My first year at what was then Prudential Maxfield & Company presented me with the "Rookie of the Year," "Over 5 million dollars in sales" and "Leading Edge" (over $130,000 GCI) awards. Since then, I have received the “Leading Edge” award every year, and now, I am proud to add my 2005 “President’s Circle” (over $200,000 GCI) award to this prestigious list. Through the years, I have developed strong connections with area brokers, developers, and trades people, gaining priceless experience and skill in negotiations, marketing and sales. At what point do you grop the price of a house? Days, Months?

Each market is different. However, assuming you have a competent broker that is effectively marketing your home and that you have it priced at market value which I like to call "enticing pricing", you should sell fairly quickly. If you haven't gotten a good sense of what kind of interest you're getting within 2-3 weeks you're probably overpriced. Keep in mind that my team like many others who anwered, are located in Boston Metro where things probably move quicker on average. My team, www.TheBostonHomeTeam.com is currently under 30 days on market. Of course, we sell primarily in Jamaica Plain and surrounding neighborhoods.
Specifically, the satistics for Wenham for the last 6 months are (under agreement and sold):
Single Family Listings: 19
Average List Price: $655,258
Average Sale Price: $651,137

There is absolutely no correct answer to your question. I think it might be more advantageous to you to think of the home-buying process a little differently. Once you have determined how much you can comfortably afford on a monthly basis - start looking at things that are roughly in that range. Each property has a market story to go with it - not to mention that each Realtor associated with a given property has a different style of marketing. Some price with a negotiating cusion, some use "enticing pricing" and try to generate a lot of activity and a quick sale. My advice would be to get a dyn-o-mite Buyer's Agent (no charge to you) and tour with them. When you find something you really like - they should create a comparative market analysis and provide you with a range of value. Eliminate guessing what will offend the seller and try to stick with pure data. Then make your offer confidently. Marianne, sorry to jump in so late, but you might want to educate yourself on the wonders of modular, prefabricated solutions. I'd check outhttp:// www.fabprefab.com. Look at the section of homes currently in production. Some are a little out there, but most are amazing. They even have great homes that are built in consideration of dense urban lots. They can be expensive, but you can start as cheap as 35K for a basic shell without windows, finishes, etc. My personal favorite is a design by Michelle Kaufman called the "Breezehouse" which is getting a lot of publicity. I think it was even built on the front lawn of the Museum of Housing in DC. There is a local modular co. in MA as well. They're called Empyrean and they built the Dwell Home among others. As the market took a turn for the worse in Boston all values softened. However, some much more than others. For instance, property in Dorchester, Roxbury, etc took a complete nose dive, while hotter areas like Cambridge, Brookline, Newton, Jamaica Plain, etc. have segments that continue to move well. It's all about location and inventory. In general it's a much softer market than a couple years ago. - Fri Dec 14 2007, 10:22
