Dear Intelgal,
I found a very exciting way to handle this problem. There is a website called http://www.virginmoney.com that provides the framework for personally funded loans within a legal parameter. They help you set the terms and a family member funds the transaction (or part of it) and sets the legal barriers to make it work for both parties. This original idea was set up by a couple of entrepreneurs and then purchased and expanded by Richard Branson of Virgin Airlines. It is an incredible resource for buyers. If you decide you are interested in the South Shore of Boston--towns like, Hingham, Hull, Cohasset, Scituate, Norwell or Marshfield--give me a call. I handle real estate on the South Shore of Boston. I have a listing of a two-family in Hull, steps from Gunrock beach on Atlantic Hill that is a great investment property. It is listed for $429,900 and has two 2 br apartments of 1200 sq ft. each. They each have a covered deck for their use. Newer windows, heating system and kitchens and baths. They have been continually rented the entire time my client has owned it. It also has a third floor walk up area that could be attached to the upstairs apartment if finished off. There are many factors that figure into who you would want to work with as a buyer's agent. I believe that you must have rapport, trust, availability of schedule, knowledge of the local market, certain technology necessities and negotiation skills. There are two certification programs to qualify a trained buyer's agent to ask for. I have my ABR (Accredited Buyer's Representative) designation, which is the only one recognized by the National Association of Realtors. There is also a CBR designation, which is Certified Buyer's Respresentative. Communication is also one of the most important factors, as you need to discuss properties as soon as they become available so as not to lose them to another buyer. While the market is a little slower, this is the spring and the open houses have been very active with competing buyers. I generally work on the South Shore of Boston. Lemon, I know the South Shore towns and would be ready and willing to show you this area. With the new Greenbush line into South Station, this is a convenient place to live. The town centers of Hingham, Cohasset or Scituate are areas you should consider. They are such comfortable lifestyle villages.
