Having been born in the Dominican Republic, my Latin background and ability to communicate in English and Spanish, have allowed me to reach across international borders to find the right buyer or seller to fit your needs. "We worked with Cindy from July through October 2007. My family and I were looking for a house to buy. As first time homebuyers with limited knowledge of home buying process, we needed a real estate agent who is knowledgeable, resourceful, respectful of buyer opinion, helpful, and with human skills. We did not know what a typical real estate agent should act like, after working with Cindy, we believe she should be the definition of a real estate agent. I've heard of this... In theory it sounds like the perfect scheme for a conartist... But the reality is much different... When an offer is presented it identifies the buyer by providing their name and address. Also the mojority of agents request that offers be presented with a loan preapproval letter-which also includes the buyers name and address. For a buyer to do this they would need to fabricate a new name and a preapproval letter. He/She would need to get the loan officer to create the letter and they would also need to let the buyers agent in on the secret so they can go on with this. In my opinion this is an awful lot of work with minial benefits.

Also, if in fact an agent and lender are involved it is my opinion that this type of practice is very unethical and should be punishable. Truth be told, there are many unscrupolous people out there and its your job to protect your self against them. In this case the best thing you can do is keep on top the current market condition in your area. This will tell you what is a low offer and what is market price. The best place to get this information is to go to the citys water works & parks department. They should have info about wetlands and their limitations. As for depreciating values, it all depends who you ask. Some like to live so close to nature, others not so much. Have your Realtor do a complete analysis on the property and compare what you are told by your Realtor to the info obtained from an appraiser. You may also want to check with your Home Insurance carrier and determine if additional insurance is required because to this stream.

I disagree.... I believe that you shouldn't wait for that many offers. I believe that you should be providing the owner with constant feedback and market activity prior to any offers. Thus when the first offer comes in you can turn around to your owner and explain that difference between asking price the offer has much to do with the current market activity. Try Catholic Charities, the Salvation Army, and don't forget to check out your local churches they usually have these types of contacts.

Should I broker give us feedback after a showing?

Heavens Yes.... Your broker should be telling you the positive and negative feedback received after each showing. Communication is the key to all relationships without it the relationship grows dormant. That being said be sure to tell your broker that you would like more feedback after each showing. In my case I tell my sellers from the start how often I will be communicating with them and the manner in which I will do so. I also make sure to call them after each showing and open house as I'm locking up to let them know how things have gone. Having these conversation make it easier for me to come back and address specific issues such as pricing, staging, and marketing.

So, be sure to ask for more from your broker.
