Hello Kay,
I work in Essex County, north of Boston. Once you get a little further in from the shore we have several rural towns that are right on Route 95 and within your 30-40 minute commute time to Boston. Try searching Danvers, Topsfield, Boxford, Georgetown and Rowley. I think you will be surprised at the lot sizes in these communities. The terms of the short sale are usually agreed upon before the marketing starts. Obviously check with a lawyer but it is my understanding that the deficit is now an unsecured loan and can be cleaned out via bankruptcy. If you want to keep your credit rating up I would work out a payment plan with the bank. - Wed Jul 2 2008, 06:09

As you have indicated, no one really knows, but even if the market starts to turn upward I don't think it is going to be a dramatic shift. If you were to project your condo to be worth 20k more in say(always the optomist) April of 09; add up the amount of interest that you will pay over the months of July until April and tell me if you think you made out. Sell when the need arises and don't try to hand pick the perfect time. It will drive you crazy. - Wed Jun 25 2008, 09:13
