It would be good to have an attorney review your lease option. Right now there are a lot of people trying to hang onto higher prices for their property. They opt for doing a lease option getting more money or a higher market price for the property then they would otherwise receive. Be Careful I currently have 15 properties that have been sold for more money then they were worth and are now the product of a short sale. Make sure the property you are looking at appraises out for the projected sales price. Have a realtor provide you with comparable sales in the area you are looking at. Good luck as usual buyer beware.

The talk is relative to the market your in. I have never been as busy as I am now. For me the market is booming. Everywhere on Marco you can get waterfront property with either direct or indirect access. The better the location and access the shorter the time on the market. If it is a good value then it will close within months if it is still a little overpriced it could be there for a year or more. I work with investors and value buyers who rely on me to do my homework and find them the best priced home and in the best area . The Marco market has been close to the bottom for some time. Marco was the first area in SW Florida to take off and be in demand. It was also the first to crash. Now it is poised to get busy again. Right now there are investors everywhere buying up property that is value based. There are buyers throwing out ridiculous numbers for properties and they are not getting their offers accepted. The real estate market is in season right now. We had the snow birds over the winter but they were not the ones buying, the the investors are. I have had 5 houses go under contract in the last month. I have more business then I can handle I have hired two other agents to help me and am looking at a third. Properties are selling with the right realtors although Marco Island is a different market it isn't because there are no buyers. Most of the Island realtors will get a listing and only show their listings. They may put it on Naples MLS but I have noticed that a lot have only put it on Marcos Mls. I am a little different in the way I think. I am not interested in putting one hook in the water to try and catch one fish. I want to throuw a net in and catch a lot of fish and be able to pick and choose which ones I keep. In defense of your realtor, the housing market is slow. I have about forty listings and 8 of them are manufactured homes it is a special niche to sell them, There is only one bank in Naples that I know of that will finance them, Insurance is another issue, whether you own the land or not is another, will you help with financing. There are buyers out there for them but they want to steal them, then there are owners who may be in the same development that have their home for sale and they are over priced and everyone in the development, wants more money for their unit so those are the prices they match, If your realtor isn't doing what she is supposed to and that is the way you feel, when your listing comes up for renewal get a new realtor.
