Zillow seems to have less than a 25% accurracy. Checked on 4 properties in an area that has a lot of sales. Two properties Zillowed came up with a value of what they are now listed for and both these properties are on the market well over 230 days. One property on the market did not show up and no estimate was given. One property may be correct, but the photo they showed is the property about 11 years ago with no landscaping when it was newly built. Again best thing to do is have an agent knowledgable about the area you are interested in. - Yesterday, 06:26

click on the web address below, it is a link to the colorado real estate commission website. This particular page talks about how a buyer can work with a real estate agent and in what capacity. If you do want to work with an agent exclusively then there is an agreement you will want to sign.
If you don't want to work with an agent exclusively, then you and the agent will need to come to an agreement on that is how both of you want to work and all parties agree to it. The area you are talking about is fairly new if you are looking at about a 2-4 mile radius. Most homes were built in this area from 1994 thru 2008. All the neighborhoods in this area are in the Cherry Creek School district. As you noted homes on the average are between $300-500s and even higher.
An example of some of the builders who have built in this area are Richmond American Homes. Sanford/Beazer, Village Homes, Lennar and many more. You may even recognize some of these names.
Depending where you look, your address could be Aurora or Centennial. for example in zip code 80016. Your address could be one or the other.
