"I was talked into a two percent deal with a new company in our area, all I had to do was sell my house myself - I did, and they were supposed to write the contract, but they didn't show up at the appointment so I wrote the contract the best I could-it fell apart at the closing table - then I met Bill Wootan's Team One, explained my situation (we had already moved to Fla.) and he said I need to pay a fair commission to the selling agent (Not His Company, the SELLING AGENT)- I agreed and in just a few days we had an offer much higher than my original and it closed five days later! I am so happy that Bill had us offer a higher commission to the selling agent and it SOLD! Now we are in Florida, and I am in real estate school - I just wanna be just like my hero - Bill Wootan!"

Contact the mortgage company and/or the appraiser and challenge the square footage - did you actually measure it, or just go by the tax records?

I see the two previous answers are from way out of the area, here in Waldorf. I do my business right here, and I'd like to know what price you had it at, what you lowered it to, who did the appraisal and how low is the appraisal? The market really softened in 2005, and prices dropped several percentages, but not as bad as other areas in the US - if you'd like some Waldorf info, email me an I''ll give you my suggestion based on my 35 years experience. I have been through three previous markets like this one - one when the interest rate went up to 18.5% - I know how to sell in this market!

I am on the Maryland Association of Realtors Commercial Alliance and we have been working on this project for over three years. The problem is that hundreds of personell are scheduled to move in and there is no space to put them - they are building office space on the base. The first set that was scheduled to come down from NY, investigated the school systems, many of them took retirement or refused the transfer (I do not know this for a fact, but was told this by someone who was coming here). As you can see, the roads surrounding the base have not been improved, and when you consider that up to 30,000 new employees are scheduled to come, how are they going to get back and forth to work - SLOWLY! Neither PG or Ann counties have taken the bull by the horns, and started making plans - its a shame, cause it would be a great boost to the economy of the area. And I guess the other counties up there have taken even worse positions - one refused to build a much needed road, and when the group decided to move out of MD, they went ahead and built the road! I suggest you contact a lender that does FHA 203K loans (the rehab loan is K, not B) and they can guide you - previously they were hard and expensive to do, but they have streamlined them now!

I currently have one listed in Waldorf, Charles Country, Md.
If you are looking Baltimore area, this is an hours south, but if you work at any of the military facilities, or in DC, it is handy to those areas, and also the most affordable area in the DC Metro. - Wed May 28 2008, 07:37
