Barbara McDermott answered:
Hi Joseph, Your question should be, when will the clients listen to the advise of their agent! Most agents are updating their clients on showing feedback and new comps. If there are no showings, that should tell the seller that the price is not attractive to the buyers. Most Realtors are continually urging their clients to adjust THEIR price to get their house sold. Ultimately, it is their decision. - Thu Aug 21 2008, 17:20

HI Jessica, Congratultions on making the decision to BUY NOW. I don't know what you mean by short listed. Was it a short sale? If it was a regular sale, then unfortunetly you may never know if there was another offer. But if you really think that this is your house, so what. Over the course of 30 years what does it matter. If your concerned about the value you may order an appraisal before contract at your expense. Good luck. Barbara McDermott - Thu Jul 24 2008, 10:18

Hi Rosy, You will not be negotiating with the real estate agent. You will be negotiating with the bank that has forclosed on the property. Just because it is a forclosed house does not mean that you will be able to negotiate a lot lower. It may already be priced at a discount. Do your homework if you are not being represented by an agent. If you are, your agent should be able to comp out the house for you and guide you in making a reasonable offer. - Tue Jul 8 2008, 10:27

Hi Mark,
You can go on MLSLI.COM or Zillow.com... If you were a buyer client, your agent who would be working for you could get you that information.

Hi Mark, If you had signed an agreement with that agent, then you must contact that agent. If you have not, you may call any agent you want. However, I suggest that you work with an agent that you feel comfortable with. Don't be bouncing around. In New York, unless you hire an agent to represent you, they all represent the seller. Wouldn't you want to be represented? I am an Accreditted Buyers Representative in your area and would take the time to explain the difference. There are very few agents who have the knowledge, experience and credentials to be a buyer's representative. Call anytime (516) 236-8302 - Tue Jun 24 2008, 10:14
