Since 2001 I have consistently ranked in the top 10% of Realtors in Northern Kentucky, based on sales volume. I am actively involved in animal rescue and, following every successful closing a donation is made to both a local animal rescue group and to the Childrens' Miracle Network, helping ill children throughout the United States.
I was employed in the airline industry for more than 25 years and consistently promoted throughout my career. Prior to my retirement, I served as Regional Director of In Flight Service, responsible for the performance of 7800 flight attendants and a staff of more than 200 managers, supervisors and administrative personnel. My region consisted of New York, Boston, Washington D.C., Cincinnati, Salt Lake City, Orlando and Miami. That assignment was then followed by a promotion to Vice President of In Flight Service for Delta's subsidiary airline, headquartered in Cincinnati.

Brad - we are all glad you cleared that up! Sounded like you were a FSBO wanting us to work for free like so many people out there do! Best way to advertise yourself is to start with your circle of influence and expand. Make sure you drum into everyone's head that you know that you are now an agent and seeking clients. Don't be embarassed to check with family and friends as to whether or not anyone they might know has a need for your services. When I left my previous 25 year career, it took members of my own family a good year to remember I was now a Realtor. They were so used to thinking of me in a different light. Face to face contact is the best. When you check out at the grocery store, hand the cashier your business card. When you go to the mall and shop, hand the sales associate your card. Order a couple thousand of them, keep a handful of them in your pocket with your charge card/cash and every time you reach into your pocket for your card of cash, hand them a business card, too. When you send a greeting card to anyone in your circle of influence, include your business card too!
Also, add a signature to all of your emails with your name, company, website, phone contacts, etc and even a motto if you have one. Every email you send - whether to your Mom or your old college roommate will automatically include your info regarding your new business venture.
Join some community and civic organizations. That will help expand your network and keep handing out that business card. Send postcards to your neighbors to let them know they now have a neighborhood expert in the business. I use a website that has a great Marketing program so I can create emails, postcards and flyers with no cost and send them out to all of my contacts.

I assume you mean that you are trying to sell a property and have decided to do it by yourself? Did you know that those who forego the services of a Realtor net, on average, 16% less for their property. So, paying an agent anywhere from 5-8% is a bargain when selling a home.
Personally, I think you must have real estate agents confused with Red Cross Volunteers. Why would Realtors spend time coaching you on how to take food off their own tables? I don't know what you do for a living but I assume you wouldn't be willing to teach someone else how to do it for free and eliminate your own job? Or maybe you're a much nicer person than I am. How long have you owned the home? Any chance that you've owned it long enough to have 20% equity in it so you can request to drop the PMI?
In regard to your dilemma about refinancing, I always tell my clients that if you can handle the payments of a fixed rate 30 or 15 year loan, do it! A lot of people say that they will only be in a home 3 or 5 years but, truth be told, none of us can predict the future. One has no idea what their life situation will be 3 or 5 years down the road and, at that time, may find they can't afford to make a move but might not also be able to stay in the home if their rate begins to adjust every year. For example, some people who bought in 2004 or 2005, at the height of the market, and got a 3 year adjustable may not be able to move now because they can't get what they paid for their home 3 or 4 years ago. They are in a situation where they will have to handle the adjustments made to their rate until the market recovers enough for them to be able to sell and recoup what they paid. My advice, personally, would be to stay with the 6.5% fixed as long as you can make those payments. If you have a good credit score, there's no reason, however, not to shop some lenders and try to better that 6% rate to something in the high 5's. Also, be sure to figure out what the closing costs are on the loan and how long it would take you to make that up based on what you are saving on the interest rate.

Just wanted to defend agents who don't use tubes as I'm one of them! For many years I did this but found that the flyers were picked up by neighbors more so than those who might have an interest in the home. In inclement weather, they often became damaged due to rain and high humidity and sometimes turned into a soggy mess. I've also had kids roaming the neighborhood at night remove all the flyers and let them blow around the entire neighborhood.
More so, however, I wanted the chance to do one of two things - either describe the home to a potential buyer in detail over the phone to try to get them in the door or I wanted to encourage them to tour the home on my website so they could enjoy reading about all the amenities and viewing 30 or so photos.
So, rather than a tube, I have my cell phone on one sign rider and I have my website on the other. I regularly get calls on my listings or have people visit my website to learn more. For me, providing flyers with minimal information seemed to be more of a negative than a positive. I was afraid it was causing me to lose potential customers rather than gain them. I think the analogy I would use is that if I was out shopping for a new dress and Macy's had one page flyers describing each of their dresses, the dress of my dreams might not look as good on a flyer as it would in a catalogue on the web. But, a good agent would do what their seller directs them to do, even if they disagree.

Initially, you should contact a Realtor (R) to provide a comparative market analysis for you. Agents have many tools available to them in creating such a product for you and the Northern Kentucky MLS has recently contracted with Tax Realist, a company that provides not only ownership and tax records for properties but also has a program for creating a CMA (comparative market analysis). By entering the property address, the program will identify comparable properties based on land use (residential), type of property (single family vs condo) with variables entered such as 15% plus or minus square feet and within a certain number of miles of the location. The sales can be generated for any period of time the agent identifies. Given market conditions, however, it's best to stay within six months to get the most accurate picture of sales.
If you decide to make an offer, you should ensure that somewhere in the contract the language provides for you to be released from the contract with a full return of your earnest money if the property does not appraise for the price you have offered. If this isn't part of your agent's standard contract, it's a good idea to have it written in as a contingency. - Sat May 10 2008, 11:19

I interface with organizations throughout the state in the foster, adoption and transport of our animal brethren in need of safe homes. I am an advocate of spay and neuter programs in an effort to reduce the number of animals euthanized each year.
