Dreamy Hollow is a co-op with about $850-$899 in monthly fees. You cannot rent out the properties you buy in a co-op situation and everyone who wishes to live there is interviewed by the co-op board. In a condo the common charges are much lower, ie. $100-350, based on whether it has a swimming pool, cluhouse, tennis courts etc.

I am an agent that has lived in Wilton for 17 years. It is a wonderful town and the school system is JUST WONDERFUL. They have had between 6-8 National Merit Finalists for the last 3 years, which more than any school system around here. Ridgefield also has an excellent school system.The market in Wilton is still steady and it is mostly due to the best public school system in the state that attracts many families. How is the market in Wilton, CT? New construction situation

I am an agent that has lived in Wilton for 17 years. I am in the process of constructing a 6300 Sqft New Shingle style Colonial for a client on a premier street in Wilton. I sold them the lot as well. You have noticed that Wilton market statistics have been brought to your attention, so I will will not go that route.
The market in Wilton is still steady and it is mostly due to the best public school system in the state that attracts many families. There are many opportunities to build a new colonial between $1.4 and $2.0 Million on a 1-2 Acre lot and build some equity in the process immediately. If need more insight, please call me.

The market is nearing bottom now. I do not know too many people who have predicted an exact bottom in the market. A good neighborhood/school system/economy in a particular town has a different market than a not-so-good neighborhood/school system/economy.
The interest rates are still excellent and the availablity is good. Sellers are more flexible and willing to negotiate. I would start to look now. The whole process could take 2-6 months anyway, depending on how intensively you shop.
