Realty Executives has been doing business in Frederick since 1996. Peggy Magnanelli is a crucial part of our team and is working toward the prestigious designation of Certified Residential Specialist (CRS).

I am a REALTOR member of the Frederick County Association of REALTORS and the Maryland Association of REALTORS, National Association of REALTORS and the Women's Council of REALTORS. I am also a member of the FCAR Education committee.

I have lived and worked in Frederick for the last 19 years. I believe in giving back to the community by volunteering. My extensive volunteer work includes Board of Directors of East Frederick Little League, South Frederick Elementary PTA Board, Board of Directors of Frederick Babe Ruth, and currently a volunteer with the Frederick County Chapter of the American Red Cross and a Disaster Action Team Member, and Armed Forces Emergency Services Caseworker.

My in-depth training includes special real estate coureses such as Real Estate Practice, Residential Sales, Creative Financing, working with First Time Homebuyers, finding affordable housing and working with Seniors.

In my opinion any more Agent Bonus's don't really help that much. Most buyers (National Association of Realtor says over 80 % of all homebuyers are searching on the internet for homes. they have ruled out half of what is out there either because there are no pictures or bad pictures. I agree with the staging comments especially if the condo is vacant. And make sure that your Realtor has tons of pictures on the internet. If that doesn't get it sold quickly then you have to look at the price. Have you Realtor do a new CMA for you. The prices have dropped in the last 6 months. Also as an incentive offer to pay 6 months of Condo fee's. Try to think outside the box. - Tue Apr 22 2008, 12:18

You have 7 days period... that is what the contract says. After 9pm on the 7th day your contingency expires. If you read the section that explains "time is of the essence" it also explains the counting of days in any contingency. - Tue Apr 22 2008, 12:02

i am looking for a short sales expert in MD?

In this market I am not sure that there is a "short sale expert" because each transaction is different. The Short Sale ony has a 20% chance of going to settlement in the best of circumstances. There are alot of variables that go into a short sale. Just some of which are: does the seller have a second loan (home Equity) and if they do is the second trust held by the same bank as the first trust (mortgage). A Realtor really can't know if the short sale has a chance until she/he speaks with the seller and gets to hear everything.
