You really answered your own question in the way you asked for our opinion. If you are obtaining information before the agent gets the information, what does that tell you?I believe that you need a new agent with more experience and knowledge.Negotiations are a key part of closing a sale.Keep on expecting more from everyone! - Thu May 1 2008, 09:57
It is probably market conditions, maybe! Do you think that your realtor has been doing a good job marketing the property? If the answer is yes, stick with him,if not,it's time to change realtors.I have been in the same situation as your realtor, and I know that I was doing my job very well, the owner changed realtors and lowered the price four times and the property sold nine months later. In reference to your first offer that you did not accept, the first offer is usually the best offer.Don't dwell on the past,or your neighbors condo selling for more money.Concentrate on selling your property. Is the condo staged for sale? You must look at the big picture.Good luck! - Tue Apr 29 2008, 12:18
I am currently using eperks.com with No results at all.At the time I did sign up for the service,I did think it was a good idea, well I was wrong.Three months on the site, not one hit.............What else can be said. - Sat Apr 26 2008, 06:55
Great question...I have been using Housevalues leads for two and a half years. My ROI is substantial,$14K invested,$86K gross return. Now let me expand upon my statement...First year, 8/15/2005 was good,8/15/2006 was also very good.I have not converted one lead in the last 16 months, the cause...the economy, the mortgage crisis, the war in Iraq, gas prices, the list goes on and on. I just extended my subscription for seller leads for six months,I firmly beleive that the real estate market where I live and work will not be adversely affected by what's happening in other areas. I live in the Hampton's NY.This is a second home and vacation market,I am very active with both buyers and sellers as I write this answer. The key to HouseValues is follow-up!!!You must have a very quick response time, and keep in mind the fact that you may receive a lead that has a name:Barbie and Ken Doll, well I did,and I sold Barbie and Ken a house. The bottom line.....It's worth the investment only if you are willing to work the system very hard, and follow-up,follow-up,follow-up.This is not a paid endorsement for HouseValues! - Fri Apr 25 2008, 06:01
Work smarter not harder, for starters.Currently,I am using my internet/web site as my focus.Nearly 90% of all persons looking to buy or sell real estate begin on the internet.Use SEO on your web site(Search Engine Optimization) This really works well.Make sure that all of you marketing materials include your web site address.Encourage people to go to your web site.Your site needs to include:listings, great content and be easy to navigate.Make sure you have a capture tool/device included on your site.Response time is key--the faster you respond, the better you look to the consumer. Stand out in this crowded arena of real estate.Remember that only 10% of all of us do 90% of the transactions.Change the way you think, and your reward is RESULTS! - Tue Apr 22 2008, 08:40
