It sounds like you are offering a financing plan which in my opinion means nothing to most buyers. They already have there financing in place when they look. (or at least they should). People like to get their own financing. They want to use someone they are comfortable with. Not someone the seller suggest. If your house shows well then you should look at the price. Price is what buyers look at these days. They want value and a house that shows well. Good Luck.

Before you take the foreclosure route, please talk to your accountant and attorney. You need to understand all of the consequences to this decision. There is a lot of good advice given here but we need to know more. Are you using a Realtor to market the house for sale/rent? If you really want to sell it, then price it to go. If the rent is too high lower it, make it the best deal out there. It sounds like you do not have the luxury of time. If it were me, I would do everything possible in order to not go the foreclosure route even if it means taking a financial hit. I think it would be better in the long term. You may think you will not need your credit for awhile, but really we never know these things. You probably did not think you would be in this position either. Good Luck to you. Check with your accountant about Capital gains. If you can sell and not pay the tax, I would sell now. If you are realistic in the rent, you should be ok to continue renting and wait for the market to pick back up. Although things are not as bad in Anne Arundel County as other areas, I am sure you don't want to pay a mortgage payment on a vacant property. Either way Piney Orchard is a popular area. You certainly can try. The only builder I know of that will not work with agents is Ryan. Most builders will work with agents and pay the commission. As a general rule you need to go with your agent but if you don't it is best not to sign in and when the builders rep talks to you, let them know you have an agent you are working with. - Mon Mar 17 2008, 13:45
