WELCOME TO the SHIPPENSBURG AREA - THE HEART OF THE CUMBERLAND VALLEY!
I have found it to be a great place to live and work, and I am grateful that I have been able to give back to this community.
LEARNING & GROWING WITH THE VALLEY:
My husband and I moved to Franklin County in1980, and have seen the area grow tremendously over the years as we raised our family here. Being 'a people person', I have loved teaching and HELPING PEOPLE LEARN. When our children were small I served on the local PTO, and later on the school district PTO Council. We have chosen to be active members at our local church, serving that community to the best of our ability, with God's help. As our children married and established homes of their own, it was my delight to work with them to make their first real estate investments, just as I have helped dozens of other young couples find and buy that special first home.

I am privileged to have a staunch supporter in my husband, Ray Heisey, whose understanding and timely wisdom have added greatly to my ability to serve my clients well. Ray is the Administrator at Roxbury Camp, tucked in the shadow of the Blue Mountains near the little town of Roxbury, where we have lived for 28 years. Read the clause carefully. The listing contract approved by the PA Assoc of Realtors, does have a clause that a fee is still owed if the property is sold to a prospect during a (fill in the blank) time period to a buyer who 'was shown or negotiated to buy the property during the term of this contract' .
180 days is longer than is common in my part of PA, but it is whatever you and the Realestate agent agreed upon at th etime the listing was signed.

You might want to check with your local governing body about zoning &/or rental codes that affect your situation. That should be a first check to see if what you are proposing is even possible. WHile I do understand that dealing with township officials can be frustrating, it is a part of doing business and the better equipped you are with knowledge of the codes that are in place, the easier it should become.
Then run some numbers. What will it cost and what is the $$ return on that investment. What kind of payoff ratio is acceptable to you?

You have received a lot of information about buyers agents and their help to you.
I would like to address another issue: What are you looking for? If you have been looking for a year, --diligently looking, using all the tools that are available to you on innernet, Homes and Lands magazines and newspaper ads, MLS listings, etc. and have not found ANYTHING-- there are a few questions you ought to answer:
1-Are you realistic in the price you are willing to pay for a certain property? Find out at what price properties similar to what you are looking for are selling. You may need to adjust you expectations.
2- How wide is your search? Do you have more than one neighborhood that you are considering? Or is your house dream too specific? Maybe you should consider building, so that you can have all the unique features you desire.
If you contact an experienced buyers agent in your area they can help you see if what you are looking for is possible. IF it is, they can help you look at the homes that fit your parameters. IF what you are looking for is totally unrealistic-- at the price you want to spend-- it will save you a lot of frustration to know it now.
